Key Responsibility:

Drive Pre and post Construction Process including technical due diligence from start to finish

Skill Requirements:

- Current construction technologies available in the industry, along with thorough knowledge of materials and alternatives

- Well versed with current market trends in terms of new materials and prices

- Should have worked on project budgets from inception of the project to its completion along with reconciliation

- Expertise in doing Value Engineering in terms of alternatives (material or technology) in order to save time and money and for better outcome of the final product

- Should be experienced in coordinating with Design and designers (projects involving international designer is preferable), CM and Procurement teams for finalization of Scope of works and for drafting specifications

- Should have experience of handling residential as well as commercial projects with respect to above parameters

Roles and Responsibility:

Engineering Design Development

- Coordinate with Design Team to drive engineering design efficiency, evaluate best constructible design option through CD, SD, DD and GFC stage. Build cost and time efficient parameters during the design finalization. Integrate the Formwork strategy and logistics planning in the design.

Planning & Scheduling:

- Provide leadership, technical direction and hands-on guidance to other planners.

- Responsible for setting baselines, scheduling, planning, and reporting skills in large scale construction like High raise building, Big Hotels, resorts, Hospitals, commercial buildings and big infrastructure projects.

- Be the focal point for the project in the coordination and management of all basic and detail planning and also scheduling of the Project (including the development and production of detailed plans/schedules for FEED Design, Basic Design, Detail Design & Engineering, Procurement, Construction, Pre-commissioning and Commissioning of the project through to successful completion using current planning techniques and tools).

- Participate and establish the project overall execution strategy planning for management level.

- Assure proficiency in all aspects of planning scheduling, establish control procedures, resource allocation, progress planning, measuring, and monitoring.

- Ensure all planning, scheduling and progress measurement actions and activities are carried out in keeping with all the relative and accepted procedures, specifications, and instructions.

- Interface with all disciplines, subcontractors, and client representatives at a senior level regarding planning coordination and integration.

- Develop a Logic Network Schedule applying Primavera and implement effective planning and progress measurement process, providing management with recommendations, and the tools, to aid decision making and reporting.

- Lead in the development of the Project Work Breakdown Structure.

- Take ownership of project planning and scheduling process, systems and reporting

Costing & Budgeting

- Establish budgets based on the scope of work.

- Oversee preparation of DD budget for various projects based on DD drawings given by design team along with contingencies and comparison of DD budget V/s concept budget.

- Conduct Value Engineering exercise, during process of design (concept to schematic to DD) to ensure design being completed is within Concept budget/ Budget norms.

- Review of Work Order CRN/QCRN (variations) processing by package teams.

- Oversee preparation of priced-tender BOQ with specifications and addendum to tenders (in case of any major design changes).

- Review of Rate Master for all standard BOQ items and periodical updating of the same.

- Handing over and monitoring of budgets for assigned projects and guiding respective PDs/teams of system related activities/ controls for handling budget variation related activity. Timely Plant Creation and Concept/DD Budget Upload in SAP.

- Conducting technical audits for various sites to monitor quality of work and procedures being followed for construction and billing on site. - Provide guidance and leadership development for the team

Project Control:

- Project Controls Manager develops and implements standardized project controls to manage budgets, scheduling, and quality for engineering, construction, and other types of projects.

- Establish controls and operating policies that identify, monitor and mitigate risk factors that could impact the success of the project.

- Creates standard methods for project estimating, procurement, accounting, WBS, contract management, reporting and other project related processes.

- Ensures control address cost and budget considerations, scope changes, supplier performance, and other risk levels.

- Capital goals by utilizing inventory control techniques that result in a minimum investment in inventory assets.

- Responsible for weekly & monthly metrics including financial data collection and analysis for both development and maintenance projects.

BOQ Management:

- Responsible to convert coordinated design to BOQ ensuring the compliance wrt approved Budget

- Ensure the sufficiency and adequacy of engineering design to avoid zero deviation and amendments during execution stage.
