Manager - Real Estate Negotiator

1. Execute the development plan to meet site development objectives.

2. Work towards achieving business plan initiatives with required timelines.

New Store Development :

3. Execute opening plan for the assigned territory as aligned with Real Estate Manager / Strategic Planning Manager.

4. Identify landlords, negotiate the best real estate terms and easement arrangements for McDonald's.

5. Compile jointly with Strategic Planners the Real Estate Package, is accountable for Real Estate Terms, Signage Proposal, Restaurant Layout and financial projections, for management approval.

6. Engage, leverage and manage pre-approved Brokers / Consultants to deliver opening plan

7. Complete all legal documentation and seeks advice from outside lawyers as required.

8. Co-ordinate with other inter-departments on specific terms and conditions as stated in the lease agreements.

Financial Management :

9. Provide an expected ROI projection for each project.

10. Manage the rental cost of the portfolio to ensure that it is in line with market level under which the restaurants can be operated profitably.

11. Ensure quality control standards for real estate transactions (e.g., cost, time, location, economics, market needs, and deal quality).

12. Assess the right space of restaurant required.

Business Relationships :

13. Promote good relationships with Developers, Landlords, Building Managers, Government Bureaus, Brokers, outside consultants, lawyers or other organizations / persons in relation to assessing current and future market opportunities for McDonald's.

14. Leverages the value of the McDonalds Brand to achieve more competitive price and effective working relationship.

15. Cultivate and promote open working relationships with other McDonald's departments.
