Position: Manager/ Sr. Manager Site Acquisition

Location: Karnataka: Bangalore, Mangalore, Belgaum

Kerela: Calicut, Kollam, Allepay,Thrissur,

AP: Kakinada, Guntur

Punjab/ Haryana: Ludhiana, Jalandhar, Amritsar

UP- Dehradun, Saharanpur, Allahabad, Kanpur, Varanasi.

Job Description:

- Understand CLIENT’Ss Business Development Policy & Procedures and Corporate Governance and follow the same.

- Develop, review and execute a comprehensive RE strategy to ensure creation of a sustained store pipeline across formats (AG1/AG2/AG3/Warehouse/etc) to enable delivery of the aggressive Roll Out Program.

- Develop a good understanding of site characteristics by format (Term Sheet), business economics by format and apply the same while evaluating sites.

- Understand and evaluate catchments on site access, visibility, RF Coordinates and technical details.

- Develop, review and manage a strong, well trained, regionally focused broker/vendor network which helps to achieve the speed and quality of projects

- Drive change in the industry on technical deal terms like land price, rents, escalation, GBM vs RTT, other real estate costs by educating the developer/landowner on business economics

- Negotiate comprehensive deals including developer/landowner’s scope of work, rent, escalation, security deposits, advance rents, Utility costs, power rates, HVAC costs, Common Area Maintenance Costs etc.

- Develop a strong understanding of legal documents required to assess the property with close interaction with legal. Ensure a preliminary assessment is done when he/ she has first meeting with the developer/landowner

- Develop a strong understanding of the legal terms in MoU, LOI, ATL and Lease Deeds and negotiate same with land lords/ developer/landowners with minimum deviations.

- Keep close track of competition activity in the region and ensure our plans are pro actively responsive.

- Present and Manage the project review process for the region.

- Follow up on the notes and directions on your projects to make accurate and timely action at each l stage of the project

- Adhere to key RE processes to ensure there is high conversion rate (Go Live/ Approvals) of projects and project timelines are met.

- Monitor, review and ensure Agreement to lease/sale, Sale/Lease Deeds, Developer/landowner’s scope of work, Budget Reonciliation, and regulatory clearances (developer/landowner’s) are done as per the agreed PERT with the developer/landowner. Learn to estimate delays and address the same both with external and internal stakeholders
