Manager - Legal - Land Acquisition Team

Job Description :

- Land Manager Legal - 5-6 Years' Experience in Legal with a focus to provide Legal support to the land acquisition team . Experience to handle land/real estate issues/Litigation for Renewable Development Projects in respect to Revenue Cases .

1. Policy and Regulations :

- Should have clear understanding of policies and regulations of the Land Laws prevalent in the respective states of India . Though it would be great to have knowledge of revenue laws prevalent Pan India but a minimum clarity on two states is a must, with respect to Revenue Laws.

- Should have adequate knowledge and experience of to deal with SC land acquisition, Government Land and approvals from Forest department and railway crossing which is not mandatory but the same would be an extra advantage. Knowledge of revenue (Govt) land alienation and process of conversion of land is desirable.

- Should be capable of verifying title search reports and liaison with appropriate revenue officials for making sure the relevant documents are made available and also have the flair to understand the issues of concern raised in the TSR.

2. Land acquisition plan :

- Handle all legal issues pertaining to real estate or land laws pan India and drafting of all kinds of petitions, rejoinders, applications before any judicial authority and briefing external lawyers and appear before courts with the local lawyers of the District , if required.

- To interface with the law firms and local lawyers wherein the acquisition is in progress and review sale deeds and agreements and be able to prepare an initial draft of sale deeds, agreement to sell, lease deeds, agreement to lease etc for finalization by external lawyers. Also execute the same.

- Have a flair to modify the sale deed and the lease deed as the case may be while conducting sale deed/lease deed.

- Assist the land team, by coordinating with them and the aggregator and the revenue department to Procure documents for legal approvals and legal TSR.

- Adequate knowledge of TSR / Land Related documents across India which will help in coordination between legal lawyers and land team.

- Preparation of TSR

- Liaise with the law firms so identified to complete the TSR both pre acquisition and post-acquisition.

- Liaise with the Project Lender Legal Counsel and ensure there is no ambiguity of understanding and get the same approved in totality.

- Any issues raised by the lender / Project finance, should liaise internally within the team, and resolve the issue without affecting the Project Finance timelines.

- Site Issues

- Fore warn the Head team, about the issues, so raised in the TSR, before commencement of the acquisition.

- Responsible for the legal cases /issues, so raised, at site and monitor the legal cases.

- Advice the management, the way forward in dealing the legal cases and how to resolve the same.

3. Document Management : Create repository of all original land documents and being the SPOC for any documentation requirement by internal teams.

4. Willing to travel and take the onus of the all the legal issues at the designated site.

5. Having hands on experience in Microsoft Word/Excel/Legal drafting and preparation of legal documents.
