Desired Candidate Profile :- Candidate should possess 10-15 years of experience legal operations with strong exposure of real estate sector.
Roles and Responsibilities:
- Creates a standard framework for drafts pertaining to legal issues, basis past experiences, and modifies it as per project requirement
- Sets guidelines to ensure that the Agreement to Sales document is prepared on time and is error-free
- Determines approach in managing litigation cases through discussion and follow up with external consultants /advocates
- Deal with litigation cases
- Provides timely advise to other departments on concerns/queries having a legal impact
- Examines contracts made by Contracts team to provide legal controls and checkpoints
- Generates a knowledge repository for updates on laws, regulations, ordinances, by- laws relating to real estate industry and make the same available to the team.
- Reviews and approves all legal formalities for the formation of Society/Association e.g -
- Complete registration process of the society/association/ drafting the conveyance /Sales deeds/Lease deeds.
- Interacts with the Society/Association for finalization of respective deeds , if required
- Conducts due diligence of properties and ensures that the title of the property is clear and marketable
- Reviews documents utilized by the BD team at the preliminary stage of the project MoU, terms & conditions and lays out terms and conditions for the same
- Ensures that all commercial terms of the agreement are in place
- Proficient in independently drafts transaction documents for land purchase / development agreement / joint venture agreements and negotiating with counter party for closure
- Conducts discussions with JV Partners on legal aspects
- Hands over project files to the regional team once the agreement has been entered into
- Directly monitors regions which do not specifically appointed legal person
- Mentors, guides and monitors the activities of Regional Legal teams to ensure work as per plan
- Reviews ,discusses and resolves issues in documents submitted by the Regional Legal team for approval
- Distributes projects amongst reportees
- Assigns duties to direct reports for litigation roles and for coordination with regional office
- Ensure proper data management and storage of all records
- Complies with company defined guidelines and processes
- Adheres to project timelines
- Identifies processes/procedures in own work area that need improvement
- Recommends process improvement ideas to streamline efficiency/costs/productivity
- Undertakes process improvement activities in own work area
- Conducts goal setting exercise for the role
- Prepares goal sheets
- Defines and sets work objectives for team members
- Balances work allocation in team
- Recommends manpower for the region
- Conducts interviews for all requirements in the team
- Conducts weekly review meetings and regular performance reviews with the entire team
- Provides guidance and direction to team members
- Conducts periodic reviews and year end appraisals for team members
- Recommends and implements policies to ensure retention of the high potential/performing employees
- Acts as first point of contact for communication, interpretation and implementation of management decisions to direct reporting subordinates
- Communicates and implements organizational values/ processes/systems within own team
