Operational Management:
- Provide tactical and strategic planning and leadership to units and cluster E&M Operations.
- Ensures delivery of services accurately, timely and with quality outcome.
- Performs periodic reviews of facility audit reports and advice for improvement.
- Ensures property policies are administered fairly and consistently.
- Building Compliances.
Vendor Management:
- Vendor negotiation along with Procurement team for AMC/rate contracts
- Monitoring the Asset Utilization and take appropriate action
- Vendor Management including QBRs
- MIS Report review
Contract Management:
- Responsible for all E&M contracts across all facilities.
- Review SOW of contracts for improving life cycle of assets and performance efficiency.
- Facilitate quarterly review of contract performance with OEMs and Service providers with their national leadership.
- Provide suggestions and feedback on improvement of contracts performance.
- Ensure performance evaluations of SLAs and KPIs are signed off by all stakeholders.
- Leverage volumes to optimize the cost of contracts in collaboration with procurement team.
Budget Control:
- Responsible for pan India E&M budget control. Collates and reviews annual Opex& Capex budgets for management review.
- Monitors Opex budget spent and effectively controls as per organization strategy.
- Chairs monthly budget reviews by unit / cluster / city leads for review. Advices on controlling the expenses, if required works interim controls.
- Collates management report and presents to leadership team quarterly on E&M budget performance.
Process Compliance & Optimization:
- Drives automation strategy and innovation across pan India.
- Conducts statutory compliance audits and ensures for closer of non-conformity, if any.
- Conducts periodic reviews of process and owns performance and utilization monitoring tools.
Business Continuity Management:
- Responsible overall business contingency plan for E&M operations.
- Collaborates with other functional leads on business continuity plans.
Transition Management:
- Responsible to facilitate structured transition of new projects to Operations.
- Approve retrofit / refurbishment scope of work.
Energy Conservation and Environmental Management:
- Responsible for Energy Conservation projects and Environmental management of E&M operations.
- Owns and drives Sustainability goals of organization.
Financial Management:
- Requires in-depth knowledge of financial terms and principles.
- Reviews complex financial/business analysis and reports prepared by subordinates.
- Ability to analyze the most complex business/financial data and develop innovative solutions.
Experience guidelines:
- 20 plus years working experience in Facilities Management in IT / Commercial / Hotel Buildings.
- Handled multiple locations E&M operations. Ability to problem solving and formulate technically sound corrective actions.
- An eye for detail and a focus on quality standards.
