Lake Shore - Investment Associate - IIM/ISB/MDI/FMS

ESSENTIAL DUTIES AND RESPONSIBILITIES : 

- Maintain contact and relationships with potential deal sources including bankers, brokers, owners, and developers.

- Prepare materials and along with the Director of Investments and present to Lake Shore's Investment Committee and Investment Partners.

- Research and analyze numerous markets appropriate for acquisition of retail properties or retail-led mixed-use properties. Gain intimate knowledge of those markets to be able to capitalize on opportunities in those markets.

- Conduct and complete due diligence activities including legal, technical, financial, market due diligence, cost to build/complete estimates, and tax/transaction structuring analysis.

- Develop operating and capital budgets for assets that our owned or that are targeted for investments.

- Create and oversee Request for Proposals (RFPs) for third party management of non-core business such as leasing, cost management (pre and post-contract).

- Create and prepare computer models for potential acquisition targets utilizing Excel.

- Prepare detailed computer models which project the overall performance of real estate assets and portfolios.

- Participate in various analytical projects required in the Investment Management Group.

- Assist in preparing reports to Lake Shore's ownership and institutional investment partners.

- Participate in the disposition and marketing of assets designated for sale; including the selection and coordination of investment sales bankers and brokers

- Assist in the sale negotiation and closing process

LANGUAGE SKILLS : 

Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, or governmental regulations. Ability to write reports, business correspondence, and procedure manuals. Ability to effectively present information and respond to questions from groups of managers, clients, investors, tenants and the general public.

EXPERIENCE : 6 - 9 years

QUALIFICATION - Must be from Top Tier Institute only

MATHEMATICAL SKILLS :

Ability to work with all basic mathematical concepts and more advanced concepts such as the time value of money (present values, future values, internal rates of return, etc).
 
REASONING ABILITY :

Ability to define problems, collect data, establish facts, and draw valid conclusions. Ability to interpret an extensive variety of technical instructions in mathematical or diagram form and deal with several abstract and concrete variables.
