Key purpose of the job: This is a strategy and analytical role. The role incumbent will be responsible for market research and analysis in evaluating sites for commercial real estate projects and providing input on the end-to-end value chain right from identifying micro-markets, evaluating project viability, providing input on the product development, identifying potential tenants and closure of the deal. Skillsets required: - Understanding of the commercial real estate market - Deep understanding of the various micro-markets and hence the ability to spot transaction opportunities/trends vis-a-vis emerging markets while identifying challenges in established ones - Good understanding of the tenant base including requirements of various types of tenants such as corporates, IT, e-commerce, pharma etc. - Wide and deep network amongst the tenant universe who drive demand for the commercial real estate business - Should have an existing network with IPC, Brokers, Industry bodies, etc. - Should be able to co-ordinate with various departments internally as well as within client set-up for closure of transactions - Good communication & convincing skills Operational deliverables: - Micro-market research including micro-market overviews, market sizing, demand-supply mapping, competition benchmarking, site assessment, sentiment analysis, channel partner feedback, analysis of product particulars namely amenities, specifications etc. Recommendations on rental projections, sales strategy and leasing velocity - Product Development: Prepare detailed product development presentations which include recommendations on project positioning, visioning of the project product particulars like configuration mix, unit sizes, unit efficiency, building & unit layout planning, aspect ratios, Vaastu compliances, proposed amenities & specifications, project features, loading, definition of chargeable area, parking requirements, key do's and don- ts etc. - Tenant mapping: Identify and reach out to potential tenants and customers to understand their requirements and position potential assets to them - Maintain relationships with company's prospective as well as existing clients - Advise management on project marketing methodologies - Generate proposals for transactions and deal structuring and be aware of key issues in negotiations - Management Information Reporting
