Head Wear Housing - Construction Execution of awarded warehousing projects at site to ensure the timely execution of works related to construction of warehouses (including commissioning and hand over to the user) within stipulated time, cost & quality. Coordination with all teams and stake holders to resolve issues and achieve progress , (a) Preparation of Master Plans (b) Initiating process for Statutory Compliances, and obtaining necessary approvals from local authorities. Eg. Land Usage Change, building approvals, Fire NOCs, CTE/CTO, Pollution Control Board approvals. (c) Preparation of cost budgets and its tracking, tender documents, estimate for CAPEX, Cost to complete preparation, budget deviation analysis, cash flow tracking. (d) Co-ordination with Internal and External stakeholders for Business case approval from pre concept stage to final handover. (e) Co-Ordination with business teams for submission of tenders/proposals with least cost estimate (f) Assisting/Advising business team for operations and maintenance of existing assets. (g) MIS reporting to management Execution of awarded Grade A warehousing projects at site through: (a) Mobilization, coordination, execution and resolution of issues with the site team and Contractors awarded with the job. Lead the Site team towards successful execution. (b) Preparation of detailed schedule of works with front wise detailing of activities in-line with original plan and in discussion with Planning Head at HO and implementation of the schedule on field. (c) Monitoring progress of work with reference to the schedule, identify gaps, mitigate the gaps to meet the time lines and quality aspects. (d) Ensure execution through highest standards of quality as per detailed drawings and specifications. (e) Preparation of risk register envisaging risk before the start of the project and during execution, updating the risk register from time to time and actions on the risk mitigation from time to time, Review of risk register Execution of awarded Grade A warehousing projects at site through: (a) Mobilization, coordination, execution and resolution of issues with the site team and Contractors awarded with the job. Lead the Site team towards successful execution. (e) Preparation of risk register envisaging risk before the start of the project and during execution, updating the risk register from time to time and actions on the risk mitigation from time to time, Review of risk register (f) Preparation of claim register, updating the risk register from time to time and actions on the risk mitigation from time to time, Review of risk register (g) To receive the invoices from the contractor, timely certification and forward for payment (h) Preparation of list extra items with quantity based on GFC drawings issued to the site, amendments, if any, and pursue with HO for approvals and needful. (i) Flagging out the issues in advance related to site and contractor as appropriate which need HO intervention. (j) Envisage any kind of execution risk related to time line, cost overrun, contractual disputes etc., appraise PD and propose solutions to mitigate the risk/s. (k) Coordination with all teams and stake holders on progress, pending issues and get solutions. (l) Execute works to the highest level of safety standards and company HSE policy. (m) Administration of contract at site for all contractual conformances as well as statutory rules, laws and bye-laws by the contractor. (n) Site and need based initiation of NFA for certain changes/requests/modifications etc. Ensure the implementation of company laid systems /processes at site including documentation of DPR, WPR, MPR, Reconciliation reports, Quality reports, safety reports, site expenses, labour cess, royalty challans, GRN's etc. Identifying team development need of the site execution team through: (a) Identifying training need of the individual team members (b) Knowledge sharing sessions (c) Motivation and guidance to the site execution team - Implementation of innovative construction methods, application of knowledge gained from the other similar facilities to reduce execution timelines and save cost - Monitoring and follow up for deployment of resources for execution as per requirement including machinery, manpower, materials, etc. and provide healthy work environment at site - Sound knowledge of Construction and construction resource functioning, throughput and resource optimization.
