RE Operational Responsibility Asset Management Through continuous and proactive dialogues with stakeholders about their business needs as well as Group wide coordination, RE will secure efficient property usage. 


Key areas are:

- Property planning and reporting

- Site property master plan

- Real estate portfolio analysis

- Own / lease decisions

- Space management

- Application of the Volvo Group Future Workplace

- Constant assessments of properties and compliance issues

- Acquisition, Leasing, Divestment Defined by internal policies, business needs, required function/quality and external legal requirements, RE will conduct Acquisition, Leasing and Divestment activities with related supporting functions as well as external real estate professionals. Activities are managed locally supported by the RE Center of Expertise (CoE).

- Design, Construction, Renovation Defined by internal policies, business needs, required function/quality and external legal requirements, RE will conduct Design, Construction and Renovation activities with related supporting functions as well as external real estate professionals and suppliers. RE will drive the entire process from planning to completion by managing budgets, schedules, quality and safety using the Project Steering Model.

- Property and Facility Management RE will deliver Property and Facility Management based on the defined Operate Facility Services and Preserve Property Asset Processes to preserve and enhance property values and performances. RE will govern and manage services and maintain dialogues with stakeholders and authorities. Main areas to be executed by external suppliers are:

Property Management :

- Short Term Maintenance (STM) including preventive and corrective maintenance, on demand service and legal inspections

- Long Term Maintenance (LTM) planning

- Property documentation

- Fulfillment of authority demands and property legislation

Facility Management:

- Cleaning

- Office services

- Waste

- Security

- Restaurant & vending

Position Responsibilities:

- Develop, lead and deliver all RE activities in India

- Lead the quality work in line with the Volvo Group's processes

- Personnel responsibility for the employees within the RE organization in India

- Inspire and motivate personnel in line with Volvo Way

- Direct more than one team or more complex teams, as well as determine team structure and rules together with superior manager

- Identify stakeholder needs and changes in demand giving advice and developing proposals on real estate issues

- Proactively work with stakeholders and stimulate effective teamwork to promote an attractive work environment

- Ensure that all activities undertaken are focused on cost efficiencies, adding value and aligned with the RE Financial Business Plan and Execution Plan

- Implement Volvo Group and Real Estate Policies, Guidelines, Procedures and Decisions

- Collaborate closely with other APD management team members as well as RE CoE to achieve RE, APD and India's business goals

- Provide input to RE CoE and Subject Matter Expert (SME) Networks regarding developments and opportunities with new technologies, quality, new products or services and other beneficial information

- Participate in cross border APD forums and relevant forums with stake holders and suppliers

- Smooth and timely communications on relevant levels within the Volvo Group

- Manage specifications and negotiations of consultant and supplier contracts with IPS

- Monitor consultant and supplier performance

- Manage Real Estate performance using defined KPIs

Competencies, Skills, Experience Personal profile Work closely with stakeholders to manage, control, develop and improve the total propertyand facility management services at site levelto maintain and preserve Volvo's property values

- 10 plus year work experience with a minimum of 5 year experience in real estate and facility management

- Strong customer focus

- Flexible and agile personality (open to new tasks and a pragmatic approach)

- Fluent in written and spoken English

Leadership profile Decisive, independent, capable of motivating the team, strong interpersonal and communication skills, ability to delegate authority

- 3-5 years in leadership positions, with appropriate skills

- Knowledge of real estate and facility management

- Knowledge in financial control

- Experience with Investment projects

- Budgeting and cost follow-up

- Experience purchasing from external services, project management, facility operations and maintenance

Education, Qualifications

- Master's degree in engineering, business administration or related fields preferred

- Leadership management trained and experience

- Appropriate real estate, technical, engineering licenses

- Proven track records in international business settings
