Job Title: Head-Projects

Job Location: Mumbai, Maharashtra.

Direct Reporting to: CEO

Business/Function/Site: Real Estate

Job Purpose:

- To lead the Team for Planning, Development and Execution of the Project

- Assist and advise the Chairman in developing the vision, mission and values of the organization

- Conceptualize and develop the long-term business plan and strategy

- Lead and guide his team to secure critical business alliances and achieve business targets.

Key Responsibilities :

- Coordinate, manage and lead various management teams.

- Monitor and facilitate the project activities to achieve desired business goals.

- Monitor the works for quality, timely completion and budget adherence.

- Guide and lead multi functional teams of experienced professionals to develop residential projects of varying kinds

- Plan and direct the organisation's activities to achieve stated/agreed targets and standards

- Plan and direct the financial performance, quality, culture and legislative adherence.

- Decide project implementation priorities to ensure optimum utilization of funds.

- Preparation of project development costs and implementation budget

- Budgeting and expenditure planning

Key Accountabilities :

- Identify, develop and direct the implementation of business strategy

- Planning the development mix (including location) to be constructed.

- Finalize policies and guidelines for all project functions

- Liaison with various government agencies to obtain approvals

- Establishing standards for developing the project to Global Standards.

- Review the land acquired for statutory and other deficiencies.

- Identification and obtainment of statutory compliances.

- Strategizing the development sequence and phasing.

- Identification of requisite technology, P&E and select appropriate vendors for supply.

- Strategizing the development methodology.

- Identification and deployment of Architects and Consultants/PMC for the Project.

- Formulation of Contract packages, negotiation and award of contracts to various parties.

EDUCATIONAL QUALIFICATIONS: BE / B. Tech. / ME / M. Tech. / MBA/PG-NICMAR/Construction Mgmt.

RELEVANT EXPERIENCE: 20+ years experience in real estate projects, out of which at least 15 years as independent project heads preferably in Large realty projects
