Summary :
- Manages and coordinates large real estate projects through all phases of initiation, design, permitting, construction and move-in.
- Provides leadership for regional project management function by managing, coordinating, and developing staff and third party program and project managers.
- Operates with significant independence and minimal supervision as the principal project representative.
- Will meet regularly with senior real estate management and with other top executives.
- Must work cooperatively with business unit client representatives, other internal partners such as IT, purchasing, security and other departments within Corporate Real Estate such as Real Estate Operations, Planning and M&A.
Responsibilities :
- Ensures projects are completed within budgets and schedules while meeting multiple internal business unit objectives.
- Manage the project teams including architects, engineers, design consultants, construction managers and administrative support.
- Develops and manages project schedules and budgets.
- Manage the continuous development and implementation of design standards and guidelines.
- Develop streamlined processes for managing project cost, schedule, quality, risk, and communications.
- Identifies and evaluates alternative solutions to best meet program goals.
- Manages all project communication including status and progress reporting and executive reporting and presentations.
- Prepares detailed cost estimates and documentation for projects
- Monitors progress, provides financial control and ensures quality of project.
- Works cooperatively with and ensures that team members work cooperatively with the appropriate internal partners in Purchasing, Security, IT, Legal, HR, Finance, Brand Marketing and Corporate Communications.
- In certain circumstances, the Project Director will be responsible for managing special studies, initiatives or due diligence assignments.
- Oversee the vendor selection and performance management process for consultants, contractors, and other outside vendors.
- Interacts with governmental branches and regulatory agencies as required to ensure that projects comply with all applicable legal requirements and regulations.
- Manage landlord communications and approvals related to project delivery.
- Ensure smooth project closeout and transition to normal operations.
- Makes presentations to all levels of senior management.
- Manage and ensure successful completion of post occupancy customer satisfaction measurement.
