Job Overview:

Heads the construction site of a senior living community at Coimbatore and is required to drive the project and is responsible for leading the site organization team towards completion of the project within budgeted cost and schedule to the satisfaction of the client and in line with the organizational goals.

Purpose of role:

To manage execution of site work with integration to the overall execution schedule involving all units, viz. civil, mechanical, electrical & instrumentation, etc., under one contract.

Duties and responsibilities:

- Overall site management and leadership of site team.

- Understanding full scope of the contract and administrating the contract with client related to site activities.

- Ask for issue of all approved for construction drawings from client and compute quantities of various items of work and requirement of raw materials, bought out items..

- Ensuring activities are performed safely and in compliance with the applicable project EHS policy, local laws and statutory requirements, such as relevant guidelines or directives

- Execution of all facets of construction. (Civil, Mechanical, Electrical, Instrumentation, Materials management, etc).

- Planning the construction activities, ensuring quality of deliverables and meeting the time schedule.

- Preparing the list of plants & machinery required to be deployed for construction.

- Administering contract with the sub-contractors. Responsible for developing symbiotic relations with contractors and vendors in line with compliance and company values, to have a positive influence on project completion.

- Managing construction activities as per schedule & forecast probable slippages and take mitigation measures.

- Site administration. (Leave, statutory norms, site establishment/infrastructure, etc).

- Periodically meet with Operation & Maintenance stakeholders to understand maintenance issues and to assess the associated risk profile in relation to the overall system.

- Review key documentation associated with maintenance policy, processes and programs in order to coordinate all required updates and changes needed to meet asset performance requirements.

- Coordinate the development of procedures needed to standardize the execution of civil and linear maintenance programs.

- Keeping head office informed about the site status.

- Ensuring seamless working between offices.

- Multitasking and executing all activities as per schedule.

- Be receptive to situational requirements of other units and, where required prioritize, reschedule particular work (s) to conform to overall completion schedule.

- Keep in touch with client and PMC regularly, address their concern, report & record all hindrances to work progress.

- Maintain quality of work as per QA/QC policy, contract stipulations at all times.

- Make scheme & practise methods to maximize re-use of enabling items such as props and formwork, etc.

- Ensure against wastage of materials and idle labour through constant vigil. Undertake material reconciliation at the end of each month.

- Prepare monthly RA bills for work duly, and pursue client for early certification. Prepare final bill after work completion with all data, documents, as applicable.

- Verify and certify invoices of suppliers, sub-contractor for processing payment. Effect debit of all recoveries duly in payment of invoice.

- Attend client meetings with progress report and hindrance register.

- Identify work(s) outside ambit of contract price, and work out cost thereof for submission of extra item rates to client.

- Handing over the site to commissioning team after the completion of construction activities.

- Ensuring timely site closure.
