Head - Real Estate Development

Real Estate Development Team - Roles and Responsibilities:


1. Understand and Build on the Vision: There is a clear vision of the nature, type and scale of developmental projects that the group wants to go after. Understanding that vision and building on top of it to meet group level objectives will be key.

2. Identifying and Acquiring Valuable Land or Properties: One of the primary objectives is to identify and acquire (direct or JV) land or properties with high potential for development or value appreciation. This involves market research, feasibility studies, and understanding local real estate trends.

3. Stakeholder Engagement for Development: As is the case with all Development Projects, Group will be one of the stakeholders, while there are other stakeholders involved like landowner and / or customers and / or operators of the property. Ensuring engagement is there with all to finalize a development plan will be key.

4. Maximizing Return on Investment (ROI): Ensuring that all development projects yield a substantial return on investment. This involves cost-effective project management, innovative design, and strategic marketing and sales initiatives.

5. Ensuring Compliance with Regulations: Navigating and complying with various local, regional, and national regulations, including FSI regulations / CMDA / other government approvals, environmental regulations, and building codes.

6. Sustainable and Responsible Development: Incorporating sustainable building practices and considering the environmental impact of development projects. This can also involve community engagement and ensuring developments positively contribute to the surrounding areas.

7. Building and Maintaining a Strong Brand Reputation: Establishing a strong, positive brand reputation in the real estate market to attract investors, partners, and customers. Focusing on customer needs and satisfaction, especially in residential developments, to build long-term relationships and a strong customer base.

8. Market Analysis and Forecasting: Continuously analyzing real estate market trends and economic factors to forecast future developments and make informed business decisions. Staying ahead of industry trends, adopting new technologies, and adapting to changing market conditions to remain competitive.

9. Risk Mitigation: Market and Feasibility Risk mitigation along with financial, regulatory, environmental and construction.

Team Leader's Key Skill Sets / Requirement:

1. Real Estate Market Knowledge: In-depth understanding of the real estate market, trends, property valuation, and investment strategies. This includes knowledge of local and regional markets, zoning laws, and development regulations.

2. Customer Focus: Understanding the needs and preferences of clients and end-users to ensure that development projects meet market demands.

3. Strategic Planning and Vision: Ability to develop and implement long-term strategies that align with market opportunities and company goals. This involves forecasting market trends, identifying growth opportunities, and setting clear objectives.

4. Financial Acumen: Strong understanding of real estate financing, investment analysis, budgeting, and financial modeling. This skill is crucial for making informed investment decisions and managing financial risks.

5. Leadership and Team Management: Strong leadership skills to inspire, motivate, and manage a diverse team. This includes hiring skilled professionals, fostering a collaborative work environment, and ensuring effective communication across departments.

6. Negotiation and Deal-Making: Proficiency in negotiating deals, for land acquisition, JV deals and so on.

7. Problem-Solving and Decision-Making: Ability to quickly assess situations, identify problems, and make effective decisions, often under pressure.

8. Networking and Relationship Building: Developing and maintaining relationships with investors, clients, local communities, government entities, and other stakeholders in the real estate sector.

9. Legal and Regulatory Compliance: Understanding of the legal aspects of real estate development, including contracts, land use laws, and regulatory compliance.

10. Risk Management: Identifying, analyzing, and mitigating risks associated with real estate development, including market risks, financial risks, and project-specific risks. The real estate market can be volatile; hence, the ability to adapt to market changes and overcome setbacks is crucial.

11. Sustainability and Environmental Awareness: Knowledge of sustainable development practices and environmental regulations, and a commitment to developing projects that minimize environmental impact.

12. Communication Skills: Clear and effective communication, both in writing and verbally, to articulate vision, strategies, and expectations to various stakeholders.

13. Technology Savvy: Familiarity with real estate and project management software, as well as an openness to adopting new technologies that can enhance efficiency and productivity.
