Head of Leasing for a Building in BKC

- To lease an International Calibre building in BKC, Mumbai. The Head of Leasing will serve as the primary lead for the leasing team to assist in marketing, leasing and sales activities for the building. He must be a self-motivated team member who would directly report to the partners of the company in making decisions regarding leasing.

- The Head of Leasing will carry out functions such as showing space available, taking calls and making appointments with potential clients, cold calling and direct marketing to business prospects, and assisting with and making presentations on available space to the brokerage community.

- Aggressive and proactive follow up with prospects and existing tenants is required. The Head of Leasing will be required to stay current with trends in the commercial real estate market in Mumbai and meet directly with prospects and commercial leasing brokers.

- The Head of Leasing will also participate in new lease and lease renewal negotiations, and marketing buildings locally and regionally, assisting in developing the baseline, standardized leases for both commercial office and retail/food and beverage tenants, including the development of all work exhibits, graphic exhibits, and annexures that form part of the lease.

Leasing Responsibilities include, but not limited to:

- Negotiate with local, regional, and national tenants both directly and through brokerage houses.

- Interface with clients and prospects to successfully define the parameters, lease terms, and limitations surrounding prospective leases.

- Conduct tours of property space with prospects and clients.

- Have familiarity with leasing documents and the ability to draft lease negotiation documents such as Letters of Intent (LOI’s), and other correspondence in an efficient, professional and timely manner.

- Develop a client base that generates a qualified and sustainable number of referrals for the project.

- With the assistance of the Landlord representative team, compile, update and maintain a database of marketing contact history, generated from data provided by the Landlord representative team.

- Interface and manage with the existing marketing assistants.

- Interface with technical team members to ensure that fit-out rules, building regulations and fit-out procedures, and technical specifications are included in lease and sales documents, and are incorporated in such a way that they are practically enforceable

- Tenant Coordination with project team

Reporting Responsibilities include, but not limited to:

- Update partners on the status of the leasing and sales activity.

- Build consensus on key commercial and lease terms among the partners, to establish a unified decision that is taken forward during lease/sales negotiation.

- Prepare leasing strategy updates based on the macro-Mumbai leasing environment, with reference to specific transactions, government or tax policy changes, or macro-economic factors that may impact the leasing of the building .

- Assist in data presentations to the partners for any partner fund reporting requirements, on an as-needed basis

Qualifications:

- Strong sales and interpersonal skills

- Minimum of 10 years sales work experience required. Commercial real estate leasing experience preferred.

- Ability to draft effective, straight-forward, and clear memos to partners for the purpose of LOI endorsements, leasing recommendations, highlighting of risks/rewards, commercial terms. Excellent verbal and written communication skills are essential for this role.

- Bachelor’s degree from a four-year college or university required. Advanced degree and certifications preferred (MBA/CPA)
