Head Construction - Industrial Warehousing
- To drive the project/s alongside strategic direction on project planning, project phasing, budget management, value engineering, risk management, optimum business model and quality management. Additionally, as a key business stakeholder, you would be responsible for collaborating with key stakeholders across design, procurement, strategy.
Key Responsibilities Strategic Management :
- Lead the thinking on overall strategy, project scope, goal, deliverables and budget management across the projects.
- Lead the project planning with defined project tasks, project phasing and resource requirements.
- Provide strategic inputs to the Management on latest developments across projects, new technologies, work practices, Government policies and recent trends in Real Estate & general economy which might have effect on the Company or assigned Projects. Pre-Construction
- Manage Master plan (phase wise) with detailed project plans in alignment to the overall project & business strategy, milestones, budget (spend strategy for efficient cash flow), site & logistics planning, site organogram and resource allocation (with Pre-con).
- Driving DD Budget closure in co-ordination with value engineering (being informed and involved from Concept Stage). Head of Engineering/ PD/ Site Head to be involved in DD stage, to provide inputs from constructability POV, which will in turn help in controlling DD budget.
- Lead innovation and R&D in product and construction process methodologies to ensure highest level of customer satisfaction. During Construction (Execution/ Operations)
- Oversee project deliverables using appropriate tools and provide necessary direction to the project team to ensure continuous monitoring and project control. Manage project changes and interventions to achieve project outputs.
- Ensure optimum resource utilization including manpower, finance, infrastructure etc. to ensure achievement of key milestones as per the project plan (AOP) with all quality standards being maintained in project delivery.
- Manage project evaluations through regular assessments of project development to ensure all parameters are adhered including quality, delivery, time, wastage, theft, DDS monitoring etc.
- Establishing Annual Operating Plan (AOP) on Construction Targets, Handovers, Possession Dates, Collection Milestones in collaboration with COO's team and monthly monitoring of AOP milestones.
- Progress Tracking of Design, Design Management & co-ordination, work progress, Cross Functional Co-ordination & Issue Resolution. Post Construction
- Focus on handover strategy, plan, timeline including possession to customers in co-ordination with HPM on product and services
- Ensure livability readiness (at least 6-9 months prior to planned handover) and managing with various functions on resolving open issues, if any
- Align the team to overall objectives, monitor their performance and ensure that they consistently achieve set goals
- Provide guidance to the function leads (with industry knowledge) and support skills and capability building Other requirement: Qualification: B. Tech/B.E./Diploma (Civil) Practice and Other Requirements: 18+ years of experience into managing execution of Industrial Parks
