We are looking for Head of Contract for Leading Real Estate Organization   Location:- Mumbai  MAJOR RESPONSIBILITIES:  (Clear description of major responsibilities)  - End to end responsibility for appointment of contractors / vendors / agencies  - Implement industry best-practices in contracts function; support strategic initiatives like integrated contractor for projects  - Ensure contractors / vendors / agencies are appointed and mobilized well within time to start on-site activities on time as per pre-agreed project schedule  - Responsible for finalizing contractual terms and financial matters of contracts  - Prepare contracting strategy based on understanding of project requirement, budgets and timeline  - Define scope of contractors, prepare BOQ, tender documents, manage tendering process  - Lead, structure and manage commercial negotiations, financial terms  - Works in close co-ordination with the Projects team to identify best construction methodology / technic most appropriate for the project.  - Formulate, negotiate and administer contractual terms in accordance with project scope, company policies and applicable laws  - Identify appropriate contractors / vendors with respect to technical and financial requirements of the project  - Manage contractor's performance matrix, rating and project team's feedback  - Provides supervisory direction to Contract Dept team. Carries out supervisory responsibilities in accordance with the organization's policies. Responsibilities include interviewing, hiring, and training employees; planning, assigning, balancing, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.  MAJOR CHALLENGES:  - Co-ordination with Projects and Design teams to define scope and define contracting strategy  - Bring required contractors on-board in time, within budgetary provision so as to not affect construction activities- timeline  - Risk management through drafting appropriate contractual terms to ring fence the organization from potential legal, regulatory, safety and financial risks  - Ensure contractor's performance during the project life cycle  WHO DOES PERFORMANCE REVIEWS FOR THIS ROLE-   MD  KEY PERFORMANCE INDICATORS:  - Operational: On time execution/ Contractor performance rating/ Cross  - functional rating  - Financial: Budgetary savings/ Upward feedback measure/  - People: Supervisors rating & Strategic initiatives  DECISION MAKING:  - Empowered as per norms.
