1. Position Title: Head - Business Development

2. JOB PURPOSE:

To create the retail expansion strategy in order to tap business opportunities of increasing the reach and penetration through retail outlets, tie ups and/ or different formats of outlets across the region/circle.

The incumbent will be more responsible to put in the right strategy, the right design of the process and be able put a more scientific approach towards scouting of the right location. This incumbent will be supported by the regional BD heads & field BD teams who will do the actual scouting and finalization of the arrangements with landlords.

3. Description

- Develop conducive relationship with local and national real estate developer's pan-India for infrastructure acquisition at favorable terms against market benchmark.

- To understand and identify trade areas where we need to open outlets and maintain rolling pipeline of secured sites

- Work with Regional BD Heads to Prepare and present business cases for new outlets or, relocation of existing outlets.

- Bench marking and analysis of Market rent trends and renegotiation of rentals as per market rate for existing restaurants.

- Track upcoming developments & create a pipeline.

- To Identify manage metrics and criteria for which site selection decisions will be made (research analytics, financial performance, revenue prediction models)

- To manage external Real Estate resources in locating and evaluating potential sites

- To ensure strong internal partnerships and collaboration with finance / retail operations/store development and brand.

- To run a proper store approval process internally, before signing up a new location. manage the creation of site justification packets as part of the capital approval processes.

- To evaluate existing store portfolio and actively drive relocation, rent reductions, recommend lease renewals and terminations and negotiate renewals and extensions where appropriate

- To monitor and report on customers and competitors sell-through and activities, and propose/initiate/take actions

- Legal Department.

- Accounts department.

- Operations Team.

- Project Team.

External:

- Property Consultants

- Landlords

- Real Estate Developers and Retailers

- Mall Management/Mall Operators.

5. QUALIFICATIONS, EXPERIENCE, & SKILLS:

- Qualification - Graduate plus preferably MBA

- Experience - 12-14 years- experience in Retail Expansion either as a part of a large Real Estate consulting firm or in a fast growing retail chain
