Position : Head Business Development & Expansion
Location: Gurgaon
Qualification: Post Graduation / MBA from Reputed Institutes.
Experience: Should have relevant experience in Business Development & Retail Expansion for stores, Leasing.
Role:
1. Identify potential new stores and plan for exponential growth. Expansion Plan formulation, Territory Evaluation, First hand Market-Mapping, Catchment Analysis, Competition Tracking, Drive Time Analysis, Business Plan formulation.
2. Site Acquisition - Acquisition of retail locations to install and develop a profitable Retail Asset Portfolio: Rent & CAPEX (from LL) Negotiation, Cost-control, Budgeting and Market optimization.
3.Inspect and evaluate proposed sites, existing stores, and competitors within the area.
4. Strategically locate, evaluate, and investigate potential store site locations.
5. Research and evaluate pertinent data related to trade areas and specific sites (i.e. population, incomes, visibility, competition, population growth and sales potential).
6. Perform and direct all negotiations with brokers, developers, attorneys, and landlords. Negotiate best overall deal, and ensure the most favourable positions/presence within the centre for each site is consistent with company's goals and standards.
7. Manage the process of negotiating and executing all real estate leases and associated contracts to achieve the financial and operating objectives of the company.
8. Keep store planning and construction departments informed of plans/strategies to ensure smooth communication flow between internal and external sources
9. Ensure new store openings are on time and within budget.
