General Manager - Strategy, Pune The role entails primarily asset management, business planning and internal strategic consulting for business transformation and optimization for the region. Your Roles & Responsibilities : Responsibility Area : Business Planning : - To make the annual operating plan and the long range plan for the asset being managed by factoring in timelines, including approvals, launch, and construction, market sentiment in terms of pricing, structure of land related payments, pay out to private equity partner etc., with aim of efficient cash flow management and preserving the business plan envisaged at the time of deal closing - Scenario analysis for optimising the business plan - Determine the key performance indicators for the project for the year and periodic milestones/ KPIs to be achieved by businesses Asset Management : - Facilitating management reviews - Facilitating JVP updates, coordination & periodic reviews/audits - Compiling project docket - inception to date, with regular updates for comprehensive data repository - Timeline management, deliverables management & raising risk flags at appropriate milestones - Work with strategy managers to formulate the business plans for new projects and ensure adherence to key financial objectives of PBT, NPV, IRR etc. over the life cycle and during specific periods - Undertake periodic review of the health of assets to ensure that risks are flagged upfront and mitigation plans can be put into place - Explore avenues of improving returns from projects through analysis of the competition, pricing, sales velocities, project design and costing, cash flow management, financing, and other levers - Ensure timely execution of the projects - Identification of risks in the portfolio under management and ensuring that appropriate mitigation plans are put into place - Identifying & preparing risk mitigation plans (against annual operating metrics, imputed profit drivers, JVP commitments) - Deep dive into specific problem areas at portfolio level to identify corrective measures through superior problem structuring and analytics Strategic Initiatives : - Identify and address gaps in business process and ensure their effective implementation across the organization. - Prepare Business Analysis& Scenarios - Identifying regional growth strategy drivers and preparing a roadmap to execute the growth plan - Work with Functional Heads on key strategic assignments for developing long term capability within the organization. Examples of such assignments are sales acceleration, reducing time to launch, new product development, entry strategy for new micro-markets etc. Team Leadership : - People management skills with acumen to coach, mentor & guide the regional team towards a common goal using informal influence. - Build team's capability to work as independent strategy managers who can manage projects in the JV due diligence, Pre-construction & Under Construction stages. Skills Required : - High on initiative & drive - Strong leadership, influencing and people management skills to be able to drive cross functional assignments and decisions - Strong analytical and problem solving skills, and business acumen - Sound understanding of financial modelling Qualification : - Undergrad from leading institutions (preferably civil engineer, but not mandatory) - MBA from Tier 1 (IIMs/ISB/FMS/XLRI) or international business schools. CA will be preferred. - Experience of working with senior decision makers, in real estate industry preferred - Strong analytical and problem solving skills, and business acumen - Should be ease with numbers - Sound understanding of financial modelling - Strong leadership and people management skills to be able to drive cross functional assignments and decisions.
