Role & Responsibilities : - Assist underwriting of prospective investments - Research/analysis of micro-market supply/demand, infrastructure development, current prices/rentals and competing projects in the neighborhood - Lead development of project business plans project start till handover - Coordinate inputs from various stakeholders to bridge gap between development, technical process and end user - Support land acquisition by providing and supporting data analysis for feasibility reports - Supervise concept designers to ensure timely delivery and design efficiencies - Prepare relevant data and analyses to enable decision making on key project elements - Assist development of new strategies/products/initiatives - Oversee implementation of the business case by identifying various dependencies and bottlenecks and recommending business/financial decisions to keep the project on track - Maintain Project Risk Register for all key project risks with updated resolution strategy and progress - Conduct regular project reviews and highlight progress and performance. Publish project progress dashboards highlighting progress vs plan - Keep a keen eye on opportunities and risks at every stage of the project - identify potential opportunities/risks, develop business case/mitigation strategy, get approval from relevant functions and implement the initiatives on-ground. Maintain Project Risk Register for all key project risks with updated resolution strategy and progress - Monitor the project throughout its life cycle and take relevant decisions within the boundary of the business case - Ensure the timely delivery of the project and that profit & cost estimates variance from actual is minimum - Update fund managers on project status and progress notes Key Interactions : Internal : - Investment team: Inputs during underwriting phase + handover after deal signing - Design team: Design inputs for the project - Leasing team: Leasing decisions and pricing of the project - Development team: Timelines, budget, and efficiency inputs on the project - Fund Management team: Investor reporting data External : Consultants & vendors: Supervision of all consultants appointed to the project Skills Required: - Strong business acumen - Data organization and analysis - Analytical skills - Eye for details - Financial & scenario analysis - Strong presentation & influencing skills - Planning & prioritization skills - Problem solving Preferred skills: - Prior experience in real estate sector - Analytical role with project management experience Qualification & Experience: Master's in Business Administration 2-4 years' experience in a strong analytical role Reporting Structure: Head Development
