- BD (Retail &amp; New Business) Land acquisition : Carrying out Market Intelligence, Research, evaluating the City potential. Mall acquisition : - Analysis of Malls to be acquired and potential - New business investments eg: Tech, F&amp;B - Creating of financial model - New business acquisition and potential - Tracking transactions / acquisition by others - Understanding local laws and development regulations for land and malls under discussions for acquisition - Creating development brief for architects - Financial modeling : Prepare and regularly update detailed business plans for all projects of PML-CPIB JV. Strategy : Work with top management (Promoter, CEO, CFO, HODs) in financial analysis and strategy discussions. - Provide financial and analytical inputs for the acquisition/evaluation of new real estate projects (malls, land parcels for residential/office/mixed-use), rent deals etc - Interaction with IPCs and audit companies for valuations, audits, mergers etc. - Project monitoring : Analysis of project budgets, MIS reviews, project cost review (actual vs budget) - Transaction analysis/closing : Working with external/internal legal teams to close agreements such share purchase, investment agreements etc - Closely interacting with tax experts to efficient structure the transaction. - Provide inputs to the Jt Managing Director and VP - Finance to develop the financial strategy, goals and targets for respective projects in line with the corporate financial philosophy and strategy - Keep up-to-date with latest financial laws (Corporate law, taxation policies, etc), and their implications for the organization as a whole and respective projects, to ensure that the benefit of the law is optimized within the existing legal framework - Provide strategic analysis and advice the VP-Finance, respective Projects Head and Senior Management on various financial processes for respective projects/ SPVs (such as financial planning, cash flow situation, budget optimization, etc.) Operational Budget : - Assisting mall team in the assets under the PML-CPPIB JV in collation, compilation and preparation of both Capital and Operational expenditure. - Provide inputs along with respective Project Finance Controller to develop and finalize annual budgets for respective projects based on agreed corporate budgeting strategy and respective project plans - Responsible for regular review and monitor of respective SPV/ Project's performance based on MIS compiled and analyze variances, if any, as compared to budgets - Seek inputs for variance from Projects Head/ Project Finance Coordinators/ respective Departmental Heads and take necessary action including escalating the same - Attend the Project Review Meetings (PRM) and Finance Review Meeting (FRM), understand the status / progress and critical aspects of the of the project and report the same
