- Candidate will be responsible for developing and implementing the residential sales strategy in consultation with the Head - Sales.

- Developing and implementing strategies around new residential project offerings, product pricing and delivery in consultation with the Head - Sales & ensuring effective and timely communication of new initiatives / projects to critical stakeholders will be done by the Applicant.

- Effective cascade of residential sales plans should be ensured by the applicant and will act as the single point of contact for the resolution of all queries with respect to sales of residential projects.

- Applicant will be leading the development of a framework / matrix for pricing of residential projects across the zone based on latest market price trends, industry norms and stakeholder expectations.

- Developing and implementing systems to capture regular market information and changing customer preferences should be taken care by the Candidate & should participate in industry surveys and analyze the findings and their implications on business / growth plans

- Candidate will be working on the Collaboration with Corporate Branding for marketing and branding initiatives for residential projects; Lead the development of alternative sales channels to establish effective touch points with the target customer segment

- The applicant will be regularly interacting with customers and ensure timely resolution of all customer queries and complaint and will be developing Zone framework to capture and incorporate customer feedback into system design for future projects.

- Candidate should undertake periodic meetings with key departments (Design and Development, Engineering, Finance etc) to ensure delivery commitments to the customer are met

- The applicant will be responsible to ensure timely and accurate documentation and execution of residential sales agreements / deeds etc and act as the sole custodian of all documentation and information related to the project

- Candidate will be authorized for delivery of all residential projects and act as a sole custodian of CRM and ISO documentation and records

- Lead discussions and enter into strategic tie-ups with HFIs, International Property Consultants and Market Agents.

- Promoting the brand and project offerings at mediums such as international symposiums, domestic exhibitions etc should be handled by the applicant.

- Experience in oversee timely preparation and submission of MIS for residential sales & Monitor cash flows and achievement of residential sales targets will be highly preferred.

- Maximize residential sales revenues and drive timely collections to ensure minimal receivables

- The candidate should actively participate in recruitment of senior roles within the Department

- Performance appraisals of Departmental staff / personnel should be taken care by the candidate

- Applicant will be assessing and part fulfil training and career development requirements

- Foster an environment of learning, excellence and innovation within all aspects of team work

- Mentor and coach subordinates to develop the team's capabilities and build a strong succession pipeline for the role

Desired Skills

- MBA or PG Diploma in Sales & Marketing from a Premier institute is preferred.

- Candidate must have 18-20 years of experience in the Sales Function from Real Estate industry
