General Manager - Projects - Construction/Real Estate

Actively searching for a General Manager - Projects for a VC funded organization with following being the highlights of the role:

Key Responsibility Areas:

- Prepare project estimates and negotiate construction contracts.

- Overall in-charge of the projects department and looking after seven Commercial & Residential projects.

- Identify and coordinate with project team (designer, architects, MEP, structural, etc.)

- Generate project scope for lease documents and/or contract bidding.

- Organize and participate in project meetings.

- Review, approve and monitor project schedules.

- Review, approve and monitor project budgets and change orders.

- Communicate with property managers to identify base building system needs.

- Maintain oversight and communications with contractors, tenants, owners.

- Ensure project quality control and delivery deadlines are met.

- Coordinate turnover or project/space and file all close out documentation.

- Secure permits, certificates of occupancy and completion of punch lists.

- Provide monthly reports and project updates.

- Coordinate consulting and purchasing agreements.

- Perform onsite inspections as determined by complexity of project.

- Consult on special projects.

Key Desirable:

- Bachelor/Master's degree in Civil Engineering, Architecture or Construction Management.

- 12 - 16 years of related work experience.

- Of the required experience, must have 10 years of experience in the Real Estate and Construction Management industry.

- Must have experience in project management; cost estimation and engineering; accounting; scheduling; engineering; procurement; AND, close-out experience, as it relates to complex construction programs and projects.

- Must have experience in business process improvement strategy; project management skills; organizational assessments; business analysis; recruiting; and professional development.

- Experience must include demonstrated project/program management skills in a cross-functional coordination role; and engagement management and delivery skills (ability to scope/size a project, staff a team with the appropriate skill sets, provide subject matter direction and guidance to a team, and manage the delivery of an engagement workstream.

- Experience required in issue and requirements documentation; root cause analysis and implementation of remedial plans; and, complex real estate and construction concepts.
