Job Title General Manager - Operations

Overall Functional Scope

- The General Manager (Operations) will manage the Facilities of company and will work closely with the project and maintenance engineers.

Reporting To Functional Head

Responsibilities :

- Operating and maintaining the campus as a fully functioning and world class prestigious visitor destination.

- Implementing best value utility arrangements and reducing costs wherever possible.

- Ensure that the buildings are maintained to the highest possible standards at all times and the building infrastructure and fabric are robustly protected.

- Provide effective management of staff operating within the maintenance and Facilities function majorly in civil, mechanical and electrical domain.

- Responsibility of managing the building maintenance budget.

- Ensure that cost effective support and maintenance arrangements are put in place and regularly reviewed, using internal resources and external contractors wherever appropriate.

- Cost benefit analysis of keeping internal resource w.r.t outsourcing the campus maintenance resources.

- Anticipate future developments within the building, its grounds infrastructure, dcor and other features in advance, ensuring that adequate planning and budgetary provision is made for maintenance and repair works and that continuity of service is optimised.

- Identify contracts maturing / arising and plan for appropriate allocation of these contracts in advance, in line with the procurement policy.

- Ensure regular emergency equipment checks including fire and intruder alarms, emergency lighting and fire extinguishers are completed.

- Support the development and implementation of key operational and building management procedures to ensure that they are effective, represent best practice and are properly adhered to across the organisation.

- Compile information relevant to the asset, alongside any new tenants, vacant space and feedback from tenants and thereby present a complete client report.

- Prepare and present monthly reports, focussing on key areas of the role. This will include information from outstanding actions from compliance audits, risk assessments, identified areas of concern following asset inspections, incidents/accidents relating to the asset and outstanding maintenance issues.

- To carry out any other duty as directed by the reporting Manager/senior authority.

Skill Sets

- Practical and hands-on, with the ability to manage maintenance issues inhouse where appropriate.

- Enthusiastic, passionate with a commitment to delivering exceptional standards of customer service at all times.

- Financial management, including budgetary control and planning.

- Understanding the norms and standards related to Health and Safety.

- Ability to understand, interpret and communicate complicated technical issues and to liaise with a wide range of stakeholders.

- Negotiating skills for establishing contracts of work.

- Budget management and planning.

- Mature, accountable attitude with ability to work independently and demonstrate initiative.

- Keen awareness of environmental pressures and agendas, energy conservation, carbon friendly initiatives and other green practices.

- Ability to manage simultaneous tasks and to co-ordinate a safe and efficient operating environment.

- Ability to prioritize and plan workload efficiently, with a thorough and meticulous approach.

- A 'service driven' and 'can do' attitude.

- Self-starter with the flexibility to undertake a range of duties.

- A good working knowledge of Outlook, Word, Excel and PowerPoint.

Experience

- 18 to 23 years of experience in the relevant industry.

- Experience in managing a complex and modern building and its infrastructure systems, including good working knowledge of management and maintenance of buildings, mechanical, electrical and other infrastructure system.

- Familiarity with key technology, including Building Management Systems (BMS), air handling units, gallery environmental requirements and audio visual systems.

- Managing workforce, sustainability planning and its implementation within the workplace.

- Experience of working with online portals or helpdesk portal is an advantage.

Educational Background

- Bachelor's Degree in Electrical/Civil Engineering.

- Qualification in Facilities Management.
