General Manager - Liaisoning - Real Estate/Construction

Job Specifications :

- Responsible to liaison for projects/ township across Mumbai and Pune

- Co-ordination with various Government Authorities and Consultants for Approval of Drawings at various stages

- Obtaining all the necessary approvals / NOCs from respective departments of Municipal Corporation

- Arranging necessary site visit with Government Engineers for all the sanctions / permissions at various stages

- Technical due diligence and compliance with GR for various projects and townships

- Timeliness of submission (including ensuring that design provides details on time).

- Clarity on thought on sequencing, to minimize multiple approvals

- Having good technical knowledge and ensuring that clear feedback (not most conservative but what is feasible) is given early to Design team so that design is in sync with what is approvable.

- Minimizing liaison fees/costs and optimizing payment timing

- Optimizing FSI usage (important where FSI cost is > 15% of selling price) and maximizing ratio of saleable/FSI.

- Ensuring work does not stop at site due to approvals.
