Dy. Manager/Manager Procurement - Real Estate/Exp 3-7yrs/Location - Mumbai

3 - 7 yrs experience in the below mentioned role.

- Overall Contract and purchase of Civil/interiors related items and services for high rise projects.

- Should have good knowledge of terms and conditions of Contracts

- Should have knowledge of construction related contract in related industries i.e. Infrastructure, real estate, retail Job Description

- Overall contracts and material procurement for civil high rise residential/commercial projects

- Spend Aggregation across projects

- Market Scan & Benchmarking of Price Trends, Products, Technologies & Performance.

- Drive Standardization & Value Engineering with internal & external stakeholders

- Contractor / Vendor empanelment.

- Develop & Refine Package Strategy.

- Understand site specific requirements and mould the procurement strategy as per the site needs.

- Specifying for all materials & contracts

- Preferred vendors / contractors & Cost Ranges

- Standard terms and variation parameters

- Defining the Price for selected material categories

- Tender / RFQ float, negotiation and award (including all documentation).

- Commercial negotiations and rate/terms finalization for materials and handover for further process to Supply Chain Team.

- Contract amendment (rate, new item).

- Processing the work order amendment (for qty changes) after investigation and approval by SCM team.

- Annual contractor/vendor feedback and reassessment of ability to handle future works, based on performance assessment done by SCM Team and Const Mgmt.

- Co-ordination with Design for necessary information being available in timely manner

- Addressing contractor commercial issues, if any, based on feedback from SCM.

- Taking action to ensure proper mobilisation of resources and output from contractors and/or terminate contractors, based on feedback from SCM.

- Full & Final settlement of any terminated contractors / suppliers.

- Developing & Managing relationships with strategic partners.
