Data Centre Lead (Director / Senior Director) - Real estate

Reporting to - DC Head India


Duties & responsibilities

What this job involves :

The India Lead will be responsible for developing and implementing strategies to expand client base and increase revenue for the Data Centre business through Colo leasing / cloud services and identifying land acquisition opportunities for DC service providers across India.

The successful candidate will be responsible for identifying business opportunities, building and maintaining relationships with clients and DC service providers and providing exceptional customer service.

The role demands a combination of interpersonal skills, market knowledge, and business acumen to successfully navigate the complexities of the Industry.

- Build and maintain strong relationships with DC service providers by providing exceptional customer service and ensuring their real estate needs which could include land acquisition, project management, valuation, consulting, and colo/ cloud leasing needs are met.

- Ability to assess customer needs and recommend appropriate data center solutions. This may involve conducting needs assessments, proposing customized solutions, and collaborating with technical teams to ensure alignment with client requirements.

- Prepare and deliver compelling sales proposals and presentations to clients, highlighting the benefits and value propositions of the company's data center products and services.

- Negotiating terms, pricing, and contracts with clients to secure new business. Sales representatives should be skilled in overcoming objections and closing deals effectively.

- Identify potential occupiers/clients through research, networking, and other means, and develop targeted strategies to approach them for Colo leasing / cloud services.

- Build database of existing and under construction data centre players across India and maintain updated stock / vacancy data.

- Collaborate with other departments like Projects, Valuation, Consulting, Capital Markets and Office leasing teams for DC assignments across India and to develop and execute marketing. strategies, including digital marketing, social media, and email campaigns with the Marcom team of .

- Play a pivotal role in adding new clients to portfolio across geographies.

- Participate in exhibitions, marketing campaigns and several other sales origination activities to create an effective brand presence, sales closures and networking

- Representing the organization in different forums, as and when necessary

- Conduct market research and analysis to identify trends, opportunities, and potential risks, and develop strategies to capitalize on them.

- Provide regular reports and updates to senior management on business development activities, including sales pipeline, client relationships, and revenue growth.

- Provide expert advice to clients and DC service providers on market conditions, pricing.

- Stay abreast of Data centre market trends, pricing, and competitive landscape.

- Negotiate property transactions on behalf of service providers to achieve favourable terms and conditions.

- Ensure all transactions comply with regulations.

- Review and prepare necessary engagement documentation, contracts with clients and DC service providers.

- Build and maintain a strong network of industry contacts.

- Provide guidance and support to clients and service providers throughout the transaction process.

- Maintain accurate records of sales activities, including leads, opportunities, and sales forecasts. Managing the sales pipeline efficiently

- Experience and technical knowledge in handling land acquisition for a DC service provider and managing the real estate life cycle of the acquisition process.

- Excellent Communication Skills along; Body Language written & verbal.

- Strong analytical and problem-solving skills, with the ability to identify and capitalize on business opportunities.

- Identify and understand client needs clearly

- Articulate communication skills are a must
