Job Description
- Overall in-charge of a large Real Estate Project consisting of Commercial & Residential Buildings.
- Understanding project brief and define Critical path activities for the project
- Prioritize the expectations from the Project and manage shifting priorities
- Manage critical path activities
- Ensure that Budget / P & L are within the mandate given
- Ensure Project Profitability
- Contracts and tenders preparation for projects
- Anticipate highlight and changes and take timely remedial action
- Ensure timely monitoring through MIS and Site Visits
- Conduct Weekly / Bi-weekly team Briefing
- Approve final price on sale / amenities
- Participate in logistical negotiations with clients
- Ensure intending activity is in alignment with planned material consumption
- Ensure Vendor / Consultant Appraisals periodically
- Ensure material reconciliation
- Ensure bill passing requirements are adhered to
- Ensure setting up of milestones for quality inspections and monitoring the same
- Timely reporting of exceptions to management
- Ensuring compliance with company policies
- Co-ordination with Architecture & Liaison Department
- Co-ordination with Engineering Department : Chief Engg / GM/DGM, VP " Engg.
- Co-ordination with Finance Department for funds
- Co-ordination with Purchase
- Follow up with All departments
- Attending client meetings & negotiations along with Sales department
