DGM/GM - Business Development - Land Acquisition/Redevelopment

Job Purpose:

- Acquire land and enable in growth of the overall redevelopment real estate portfolio

- Training, Mentoring & engagement of junior team members to drive optimum BD performance.

Principal Accountabilities:

1. Originate, evaluate and present land opportunities for redevelopment

2. Working with IPCs, local intermediaries, investment bankers, NBFC's, and potential companies for sourcing and maintaining appropriate deal flow.

3. Initiate and follow through the pre-term sheet and post-term sheet legal and technical due diligence process.

4. Meeting with landowners to discuss deal terms, negotiate and closing of transaction terms.

5. Working closely with the management to present deal structure, funding plan and ensure all internal approvals are sought

6. Liasoning with external consultants and agencies for carrying out legal, technical and financial diligence.

7. Assisting/coordinating the entire deal process including due diligence, preparing Investment Memorandums for management, deal documentation right through till deal closure.

8. Help in building long term relations with external stakeholders and maintaining a relevant network to ensure excellent market intelligence.

9. Playing a pivotal role in coaching & grooming of team members, Driving team engagement.

10. Asset management: Ensuring acquisitions are been tracked for performance parameters. Page 2 of 4

11. Maintaining strong relationships with key internal stakeholders (including the legal and compliance team, sales team, projects team and finance team) and key external stakeholders (including investment bankers, audit firms, lawyers, company management and JV partners)

12. Program managing the entire land to launch process and coordinate between various teams such as sales, marketing, liaison, design and projects - to ensure that underwriting timelines for project launches are adhered to
