Job Responsibilities :

1. Evaluate land for acquisition under outright or asset light models (Land acquisition, JDA, JV or Profit share)

2. Evaluate projects across business segments of Residential, Commercial & Warehousing

3. Manage Sourcing & Channel relationships

4. Understanding and preparing statements as per DCPR 2034 , Unified DCR for MMR region.

5. Stay updated with any Government resolutions issued from time to time that shall have direct impact on feasibility.

6. Financial modelling for feasibilities, variance analysis and risk analysis

7. Strategize new opportunities and ventures

8. Support with deal execution, transaction closure

9. Support legal in formulating term sheets, shareholder agreements (SHAs) & agreements for commercials aspects, negotiation on agreements with investors after understanding their needs.

10. Keep tabs on the real estate market.

11. Closely interact with Liaison and Legal.

12. Coordinate for due diligence and closure with other parties, their consultants, internal departments.

13. Prepare Information Memorandums for proposed transactions with all inputs required.

14. Comparative study for market understanding & client options for commercial development.

15. Understand Regulatory environmental changes to fully assess the potential of the proposals and investments made

16. Evaluate various possible scenarios to create win-win deal structures in negotiations

Desired Candidate Profile :

1. Preferably from BD team from top developers

2. Should be well versed with reading of Basic title documents (PR card,7/12, collector NOC for class 2 lands, Labour NOC etc)

3. Experience of working and building strong business relationships in a changing environment.

4. Proven ability to meet deadlines while managing multiple deliverables with strong analytical skills

5. Well networked, exceptional interpersonal skills and ability to influence and add value

6. Excellence orientation (concern for high-quality work).

7. Strong financial acumen - the capacity to demonstrate knowledge of and insight into financial principles and processes and identify inconsistencies in data.
