Position : Dy. Manager/Asso. Manager/Sr.Manager - Business Development

Role & Responsibilities:

- Originate, evaluate and present land opportunities.

- Initiate and follow through the legal and technical due diligence process.

- Maintaining a relevant network to ensure excellent market intelligence.

- Interacting with local brokers and potential companies or resources for sourcing and maintaining appropriate deal flow.

- Meeting with sellers to understand the deal terms, negotiate and closing of transaction terms.

- Tracing the History & Family tree, Resolving revenue court matters and litigations, Conversion of Agriculture land in to Non Agricultural land.

- Evaluation of Project viability

- Guide team on steps in land Acquisition by pointing towards right forms, formats, proposals that needs to be filed by concerned authorities.

- Coordination between various government and line departments to fast track land acquisition process. Find innovative methods of removing roadblocks and delays and advice concerned party on the same.

- Guide on Preparation of Village wise application to District Land Record officer (DiLR) for Joint Measurement Survey (JMS), collection of Tippan, JMS survey.

- Liasioning with all govt. dept like SDM, Gram Panchayat, Collectorate, SLR etc.

- Coordinating for pre-registration process.

- Working closely with the management and the sellers/JV partners to negotiate structure and close transactions.

- Liaising with external consultants and agencies for carrying out legal, technical and financial diligence.

- Assisting/coordinating the entire deal process including due diligence, preparing Investment Memorandums for management, deal documentation right through till deal closure.

- Maintaining strong relationships with key internal stakeholders (including the legal and compliance team, sales team, projects team and finance team) and key external stakeholders (including investment bankers, audit firms, lawyers, company management and JV partners)

Desired Candidate Profile:

1. 6 to 7 years of relevant real estate experience with a developer (in land acquisition) or private equity (investments team).

2. The candidate should be preferably Graduate or an MBA

3. Strong Industry knowledge especially in real estate

4. Strong Analytical skills (including valuations)

5. Ability to financially evaluate deals including preparation of Cash Flows, P&L and Balance Sheets for deals that are being evaluated.

6. Good communication (verbal / written) and presentation skills with a high degree of perseverance.
