Deputy General Manager - Operation - Property Management Services

Job Description:

- Ensure all properties are clean and hygienic through effective deployment of agencies and monitoring through expected SLA's

- Ensure all equipment is run and maintained as per manufacturer's recommendation

- Monitor Breakdowns/ Repairs to increase uptime adn increase asset life

- Ensure all SOP's are instituted and implemented

- Oversee Maintenance and upkeep of all utilities such as Electricity, HVAC, and water supply

- Ensure that essential utilities are running normally all the time

- Ensure that back-up systems are healthy and operational

- Ensure optimum resource utilization to save costs adn energy

- Take initiatives to make the properties green and bench mark against BEE/LEAD standards

- Takeover buildings and drive transition for new properties

- Ensure commissioning of systems while taking over

- Ensure that snags are identified and closed for all the systems and equipment in a new property

- Give feedback to Engineering and Architecture team for future improvements on operational aspects of design

- Responsible for safety and security of all properties

- Ensure all properties are safe and secure through effective deployment of men and machines

- Ensure that emergency preparedness is adequate and functional all the time

- Ensure real time information flow in case of incidents and accidents

- Institute budget preparation, implementation, and monitoring mechanism to control and manage costs

- Ensure budgets are prepared and submitted to Accounts in required time frame

- Quarterly do the actual Vs budgeted analysis, report and take corrective and preventive measures

- Ensure that routine reporting requirements like forecast, provisions, etc. are managed and provided with accuracy and time

- Responsible for procurement of Goods & Services required for Property Management Services

- Ensure all procurement of services and material required for smooth running of properties are made in time with optimum costs and required quality

- Ensure all contracts are governed by effective and adequate SLA's

- Ensure timely renewal of contracts and agreements

- Ensure timely wage revisions and compliance to statutory requirements

- New Supplier Development

- Performance Management and Team Development

- Ensure that expectations are clear to team members and team is equipped with required skills and competencies

- Develop and increase competency/ skills in team members

- Keep motivation levels high in the team

Qualification:

1. B.E. / B.E. Tech is a must. Preferably Civil. Mechanical or Electrical can also apply.
