Principal Accountabilities:
Business Development - Finance Support Role
- Ownership for driving Business Development activities from the perspective of closure of financial and tax due diligence within stipulated timelines
- Reviewing term sheet, agreements, conveyance, and all other documents and share summary of key terms with relevant stakeholders. Red flag any term which may have financial obligation or risk.
- Tax optimisation, clearance from tax team on new deals supported by tax opinion, if any
- Oversee fund arrangement, initial budget and approval process of deal diligences and land acquisition.
- Understanding and providing inputs related to new project model and analysing the cash flow, costs, revenue etc.
- Handholding the Go- To - Market process finance related aspect from Land to Launch
Cost Management Role
- Ownership of structured, in-depth review and approval of quarterly cost to completion exercise of all ongoing projects and new project stage budget - CD, SD, DD, GFC etc.
- Sound knowledge of Project Lifecycle Costing and tracking quarter on quarter cost estimates against original business plan.
- Driving SAP related automations and Standardisation of overall project cost Structure (WBS), savings, escalation, contingency budgets etc.
- Tracking project progress, preparing project related MIS & monitoring of Project cashflows against planned progress.
- Ownership of Cost and Budget data to FP&A team for annual project budget and cash-flow forecast.
- Ownership related to pre-approval of all contracts on financial terms, cost and tax optimisations and budgetary control.
- Ensure adequate insurance for all projects, diligence/financial pre-qualification of vendors, tracking and timely renewal of Bank Guarantees
Functional Competencies:
- Good understanding of real estate and new deal financial and tax diligence
- Strong conceptual understanding of Project lifecycle costing,
- Good in business partnering, team handling and driving things.
- Excellent know how of SAP ERP, and MS-Office (Excel, Power-point, Word & Outlook)
- Analytical skills with solution-oriented approach and positive attitude
Qualification and Experience: CA 12-15 years post qualification
