Credit Head - Real Estate - South Zone

Credit Appraisal :

- In Depth analysis of information provided by the client (financials, project sales/inventory/cost details, detailed cash flow model, approval status, etc.)

- Review the information, seek clarity as required & highlight specific risks/concerns/ red flags; Ensure legal/technical due diligence completed prior disbursement and any risks highlighted

- Have complete clarity of transaction structure/process; and prepare the Committee Note

- Ensure, with Relationship team, that all the loan documentation for the transaction duly completed and vetted prior disbursement

Asset Monitoring

Manage the team and take ownership for timely review of :

- Engagement with customers to ensure NIL pendency on account of security creation/perfection/insurance for your respective portfolio; and any gaps are followed up with the Relationship team/customer, and escalated internally as required

- Project wise sales and collection analysis/review on a monthly basis, including NOC management and security cover maintenance.

- Highlight any security cover concerns/risk; Propose escrow % revision, basis security cover/LTV working, as required.

- Track/monitor project construction progress, including monthly/quarterly (or more frequent for specific projects) site visit; Validation/assessment of cost incurred vs. on site position.

- Various project approvals status/progress monitoring; Highlight any gaps or delays vs. committed/indicated timelines.
