Contract Head - Real Estate

We have Opportunity for the role of Contract Head

Location - Mumbai

Key Activities/KPI - 

- Manage contract labor and materials requirements. Identify and evaluate contractors. Adherence to timelines for release of work order

- Negotiate contract terms and engage contractors to provide contract labor and/or materials

- Release work order within pre-defined timelines from receipt of requisition from the site and relevant working drawings from Architect/ Consultants Timely availability of contract labor

- Ensure timely availability of contract labor and material as per requirement Timely availability of material

- Monitor contract labor performance and ensure all the SLAs are adhered to

- Minimize Contract Costs Negotiate with contractors to adopt favorable terms and minimize contract rate Cost Savings as percentage of target budget

- Reduce overall contractor costs by better planning and negotiations

- Manage Contractor Relationships Invite contractors to bid for new tenders Timely resolution of technical and commercial queries

- Resolve technical and commercial queries raised by contractors

- Adhere to the timelines set to complete the tender process

- Liaise with On-site leads to ensure site readiness Timely resolution of Contractor complaints

- Resolve any issues raised by contractor

- Facilitate specific feedback from On-Site team to contractors

- Proactively resolve issues to ensure contractors do not leave a project mid-way

- Minimize disruption in work due to contract termination Contract Terminations

- Identify interventions for contractors- retention

- Improve vendor selection and engagement process Keep track of contract labor and material availability Increase the Contractor Pool

- Liaise with project group heads and construction heads to estimate labor requirement. Percentage of target contractors engaged

- Forecast and plan material requirement

- Conduct research on contractor capabilities and identify a pool of candidate contractors for consideration Percentage of target estimate levels achieved in contract negotiations
