Position: Construction Project Manager.

Skills: RE construction development regulation, Project Execution, Leadership, Quality Inspection, contract administration, understanding of approval requirement/DCR/regulations.

Qualification: B.E/B.Tech Civil, Candidates with PMC background shall be preferred.

Overall Summary :

Past experience of managing residential RE project of size G+30. Construction project manager must be comfortable in delegating and should have strong leadership skills. Should have handled entire project of residential/commercial in the past.

Construction Project Manager shall be working with a variety of stakeholders to schedule and plan work, coordinate with construction contractor, operate within budget, and monitor overall progress. Shall be responsible for overall successful planning, execution, monitoring, safety, quality control & closure of the project in strict compliance with operating procedures.

Shall be responsible of the following tasks:

- Ensure civil design & engineering deliverables are obtained from design/architects/MEP consultant with desired specifications on timely basis.

- Coordinate with design/architects/MEP consultant to resolve any interface issues during construction on a timely basis

- Formulate and review schedule related to civil work packages and agree timeline with contractors.

- Ensure execution of civil construction works as per approved drawings and construction standards by Managing work performance and outputs from contractors & subcontractors.

- Provide instructions to contractors on construction methodology, alternatives and ways to optimize cost.

- Ensure Budget & monitoring.

- Planning of Manpower, equipment and material Planning

- Planning of resources, scheduling, budgeting, Cash flow

- Manage project through timely billing, and ensure vendor / manpower payments on time

- Assist client in identifying, evaluating and selecting qualified contractors, vendors & consultants

- Prepare tender documents, float RFP's & conduct technical & financial evaluation with qualified contractors for civil packages

- Ensure Certification of running account bills raised by contractors

- Monitor & evaluate civil contractor's performance

- Manage scope changes and dispute resolution with regards to Civil Packages

- Assist client in completion of contract closure formalities & settlement of all claims with regards to civil works

- Ensure timely submissions of daily/weekly/monthly reports to client

- Conduct meetings with client, team members, contractors & consultants to resolve issues.

- Monitor and control time and cost overruns for civil work packages & report discrepancies with root cause analysis to the client.

- Ensure adherence to EHS & quality requirements by civil contractors by following Quality test plan.

- Ensure on site quality inspection approvals of all civil activities as per standard operating procedures.

- Ensure usage of digital tools at site for quality inspection, EHS monitoring.

- Lead a team of engineers & surveyors, safety officers and construction supervisor to achieve planned targets.

- Develop civil team and support project in recruitments

- Ensure that the civil team members are performing /discharging their respective duties and responsibilities

- Review performance of the team and give recommendation on performance appraisal of the team
