- We are seeking a dynamic and experienced Commercial Contract-Head to lead our Contract & Billing department.
- The Commercial Contract Head is responsible for overseeing and managing the entire commercial contracts process within an organization.
- They ensure that all contracts are legally sound, comply with company policies, and meet business objectives.
- This role involves leadership, negotiation, risk management, and legal expertise. You will collaborate closely with cross-functional teams and external partners to bring our vision to life and create spaces that are both aesthetically pleasing and functional.
Contractor/Vendor List Development:
- Develop and maintain a list of contractors and vendors based on project requirements, categorizing them by their annual turnover.
Contract Agreement Preparation:
- Prepare contract agreements for both civil and service projects, often in consultation with the MEP (Mechanical, Electrical, and Plumbing) Head for service contracts.
Tender Document Management:
- Follow up with consultants and architects to obtain tender documents.
- Verify the tender cost based on project drawings and specifications.
Vendor Shortlisting:
- Prepare a vendor list based on their work profile.
- Distribute rectified tender documents to shortlisted contractors.
Cost Estimation and Rate Analysis:
- Prepare internal cost estimates for civil works based on prevailing market rates.
- Develop a rate analysis system based on standards such as CPWD (Central Public Works Department), standard codes, or prevailing market rates.
Contractor Negotiation:
- Conduct negotiations with contractors to arrive at cost-effective agreements.
- Prepare a comparative statement based on these negotiations.
Specification Development:
- Create project specifications when required.
- SMB (Sub-Measurement Book) Verification:
- Verify the Sub-Measurement Books submitted by contractors through reporting engineers.
