Purpose

This position is responsible to design strategies and provide direction to manage business development and operations with focus on ROI accountability for the entire Real Estate division.

Responsibilities: (include but not limited to)

- Discussions with JV partners, establishing clear terms of reference for both the partners to bring in their might into the JVs and ensuring that a competent operating team is installed.

- Overseeing development phase: The real estate development and construction for buildup of the industrial and logistics infra will be carried out by in-house team with support of external contractors as per architectural design recommended by the experts. The Business Head should ensure that the construction phase activities are closely monitored so that the completion of the construction phase is as per the target.

- Promoting the newly created infrastructure within the targeted markets: The assets being created would be unique and something which the customers in ecommerce, FMCG and other logistics companies may lap up. The entire package of the infra and the allied services 1 including packaging or assembling kind of services must be conceptualized and marketed.

There will be a need for high decibel marketing required through traditional & social media, industry forums and word of mouth.

Asset management: The asset management piece would entail building of the warehouse infrastructure to global best-in-class standards, developing service lines which are allied to the warehouse business and thereby conceptualizing and implementing revenue lines beyond the rentals. The Business Head will ensure that each asset developed generates the requisite revenue & profits as per business feasibility plans.

- Creating innovative financial structures: Each asset would be significant revenue earner to be standalone special purpose vehicles (SPVs). To achieve liquidity, the Business Head should explore partial selling of equity of the SPVs. The financial engineering required to churn capital will have to be overseen by Business Head.

- Business development and growth: Beyond the landbanks which the company already owns, there will always be a need for further acquisitions and may be funds to be raised through private investors. Accessing financial markets to raise capital and building new assets will be part of this role.

- Envisioning a path forward and energizing the organization to achieve tremendous profits with P&L responsibility in real estate investment.

- Raise fund, investment, asset management and divestments.

- Collaborate with senior leadership to build relationships and establish credibility at all levels.

- Set up a domestic private REIT focused on investments in commercial assets.

- Strategic planning, financial acumen & subject matter expertise to foster business growth and build highly competent teams.

- Identify potential business development opportunities in the industry sectors like: Food/Pharma/Retail/FMCG/Auto & Engineering, Chemical/Consumer Durable and information technology.

- Manage business operations specifically top line profit and ensure optimal utilization of resources

- Devising sales & marketing strategies to accelerate the business growth and align to organizations expansion strategies

- Spanning brand marketing, product management, demand planning & demand generation across assigned market

- Conceptualize strategies for the productivity management and cost saving initiatives

- Manage team to work in sync with the corporate objectives and motivating them for achieving business & individual goals

Qualification/Experience

MBA with 15+ years of experience in Real Estate sector
