We are seeking a skilled and experienced Advocate specializing in Property Diligence to join our legal team in Bangalore. The ideal candidate will have a strong background in real estate law and property transactions, with a focus on conducting thorough property due diligence. This role involves examining property documents, titles, legal issues, and potential risks to ensure our clients' property transactions are legally sound and secure.

Responsibilities:

Property Due Diligence:

1-Conduct comprehensive legal due diligence on properties, including reviewing property documents, titles, encumbrances, and potential legal issues.

2-Analyze property records, agreements, and contracts to assess the legal status of properties under consideration for sale, purchase, or other transactions.

3-Identify any legal risks, discrepancies, or impediments related to property ownership, zoning, land use, and other relevant aspects.

Title Examination:

1-Verify property titles and ownership through careful examination of land records, title deeds, and other relevant documents.

2-Address any title defects, clouds, or irregularities that might affect the transfer of property.

Legal Research:

1-Stay updated on real estate laws, regulations, and legal precedents in Karnataka.

2-Conduct research to provide accurate legal opinions and advice to clients regarding property transactions.

Client Communication:

1-Collaborate with clients, real estate agents, and other stakeholders to ensure a clear understanding of property-related legal matters.

2-Provide timely and accurate legal advice to clients, addressing their concerns and queries related to property diligence.

Documentation:

1-Prepare and review legal documents related to property transactions, such as sale agreements, lease agreements, due diligence reports, and property acquisition documents.

Risk Mitigation:

1-Assess potential legal risks associated with property transactions and provide strategies to mitigate these risks.

2-Advise clients on necessary legal steps to ensure the smooth and legally compliant transfer of property ownership.

Court Representation:

1-Represent clients in property-related legal proceedings, if required, including disputes, litigation, and negotiations.

Team Collaboration:

1-Collaborate with other legal professionals, paralegals, and support staff within the organization to ensure efficient and effective service delivery.
