Reporting To: Chief Operating Officer
The Center Head will be responsible for P & L management, strategizing, branding and positioning of the Shopping Centre (Retail Vertical); providing leadership and setting targets in line with the Visions and Mission ensuring the long term business goals are achieved.
Principal Accountability
Budgeting (planning & administration) and setting policies & procedures :
- Forecasting financial operating budgets for the shopping center (Retail Vertical) and ensure the set operating budgets are met;
- Maximizing EBITDA through a deliberate process of increasing all potential income sources, while controlling expenses;
- Oversee the Heads of Department to formulate an overall plan and strategies for all departments with an aim to achieve the set objectives/business plan.
- Lead the mall management team via executing and coordinating sound strategies towards achieving the budgets;
- Ensure the mall management SOPs are in place and the guidelines are adhered by all the departments;
- Ensuring the reporting and escalation matrix is in place and adhered to;
Revenue Management and Branding & positioning :
- Responsible for P&L management;
- Develop a leasing plan and to identify new clients and negotiate with prospective tenants to maximize income in line with the business plan;
- Ensure proper tenant mix and zoning within the shopping centre in line with business strategy and market demand
- Negotiations of leases both new and renewals across all categories including Anchors, line units, F&B and leisure;
- Advise Management on current and future retails trends, including new concepts and quality tenants;
- Conceptualize annual events and promotions and oversee their execution to increase footfall at the shopping center.
- Work closely with the Marketing and communication team (Marcom) to create marketing plans and set objectives, plans, and specific activities to be pursued;
- Ensure that the implementation of Marcom policies, programs and activities is in line with corporate strategies to maximize return or profit;
- Lead and guide the Marcom team to ensure successful leasing of promotional spaces to garner revenue; Lead the Marcom team to develop and implement communications and media strategies that successfully communicate information and key messages to the shoppers;
- Develop and upkeep the corporate mall identity - ensure adherences to corporate brand guidelines;
- Develop and oversee implementation of ATL, BTL, TTL, Guerrilla marketing campaigns and brand strategies to achieve marketing revenue targets and create brand visibility;
- Oversee shopping center's awareness through advertising, promotions, website, visual merchandising, magazine, newsletter, direct and special media in order to enhance the branding and positioning of the shopping center;
Operations Management :
- Prepare plans and schedules for regular and periodic maintenance in conjunction with relevant department heads and follow up on quality and execution;
- Work closely with the Operations team to ensure building facilities engineering and conservancy services such as maintenance works, security, housekeeping, landscaping and car park are coordinated effectively;
- Perform routine inspection of the shopping centre to ensure that the day to day operations of mall are well monitored and taken care of;
- Drive the implementation of the Asset Enhance Initiatives (AEI).
- Follow legal procedures with respect to mall operations and tenant interactions;
- Oversee compliance (electrical inspectorate, lifts inspections, pollution control, water, waste management, fire inspections, property tax etc.) and liaison with civic agencies to ensure smooth operations of facilities;
- Manage, supervise and direct subordinates to ensure that their respective functions are performed diligently, efficiently and effectively;
- Integrate all department functions to achieve a smooth operation;
- Develop and maintain professional standards within the Mall Management team and to maintain the integrity of all systems and reports;
- Develop and maintain close and productive working relationships among key departments in the mall;
Finance and HR Management :
- Ensure effective execution of financial management functions. This includes timely preparation and submission of the monthly Coordination and management of functions management reports, budget forecast;
- Ensure the well facilitation and support in the running of the mall in human resource, such as manpower planning, recruitment, training, employee relations, staff welfare, compensation and benefits, discipline, etc.
