Reporting To : CEO/ Board Members

Job Purpose : Drive PAN India business development by identifying investment opportunities in land / project, conducting due diligence and evaluating the most optimum mode of acquisition to build land banks for growth of regional business

KNOWLEDGE, SKILLS, ABILITIES AND OTHER FACTORS (KSAOs) :

1. Knowledge of business, business management, business planning, and operational process analysis, as well as knowledge of strategic business planning for competitive advantage.

2. Knowledge of economics and economic analysis, to include economic modeling and forecasting, to measure the economic risks and benefits of business development.

3. Skill in problem solving to select, organize and logically process relevant information (verbal, numerical or abstract) to solve a problem. This includes skill in recognizing subtle aspects of problems, identifying relevant information and making balanced recommendations and decisions that may significantly influence strategic business plans/operations and financial management of capital projects .

4. Good understanding on legal matters, including litigations

5. Should be able to do deal presentations - to internal and external stake holders (including financial institutions)

6. Should be able to liaise with law firms, technical experts, tax auditors etc. for deal

7. Evaluations, structuring and due diligence.

8. Needs to have done multiple transactions

9. Needs to be detailed orientation about the Project

Accountability

1) Develop business development strategy for the company . Identify new markets & opportunities for growth.

2) Develop pan Indian strategy, budget, targets, hiring, resource utilization etc. for the department

3) Conduct detailed market analysis in the region to finalize the micro-market, product, deal type and model to be targeted along with the planned outflows for the year that fit in with the strategic plan for the region.

4) Evaluate inputs & information on the project to close shortlisting of deals in the least possible time

5) Conduct a basic analysis of the deal, evaluate various models of development and complete the cashflow analysis on time

6) Create an internal buy-in for the deal & conduct further negotiation with the land owner to sign the term sheet

7) Lead the final detailed deal analysis by respective functions and work to get management & board buy-in to sign the deal with the land owner

8) Develop a capable and motivated team and build role clarity among deal runners to ensure clear area of operations and accountabilities for the regional resources and promote retention and engagement

9) Track & analyze all real estate related developments in the market & regulatory environment to align organization processes & create readiness for growth
