- Develop the land acquisition strategy based on a sound understanding of the national market and industry trends

- Provide inputs to the Top Management on the feasibility of land use (Sale / Joint Development / Lease)

- Build and maintain networks within the developer and investor community to keep track of developments and trends impacting company's interests

- Develop internal processes, methodologies and / or checklists for conducting property inspection, conducting a feasibility study, handling different purchase methods, risk assessment and mitigation.

- Identify land banks across the country and evaluate their feasibility for procurement, including the surrounding area of existing land banks; Build a business case to secure and get the Top Management approval for the same

- Liaison and coordinate with local architects to gain a thorough understanding of the initial feasibility of construction on the target land (applicable laws, construction activity permissible etc.)

- Liaison and build relationships with international and local property consultants & agents to acquire business leads and secure sufficient lead time for Sattva to make procurement decisions

- Co-ordinate with the Legal department to ensure comprehensive due diligence and vetting of land documents / MOUs and addressing litigation issues with land owners

- Co-ordinate with the Liaison department for obtaining approvals, clearances and licenses from the Government and regulatory authorities

- Conceptualize the MIS to track departmental progress; leverage the ERP and ensure periodic reporting to the Top Management

- Negotiate rates and payments terms with land owners

- Drive maximization of returns within the given outlay for land acquisition

- Prepare Annual Budget for the department and obtain management approval

- Monitor the budget utilization; study and analyze any deviation from budget and take corrective action, as required

- Actively participate in recruitment of senior roles within the Department

- Undertake performance management for Departmental staff / personnel

- Assess and fulfil training and career development requirements

- Foster an environment of learning, excellence and innovation within all aspects of team work

- Mentor and coach subordinates to develop the team's capabilities

- Play an active role in ensuring role clarity and establishing value orientation in employee
