Deputy General Manager - Commercial Leasing
- To lease vacant areas in the assets with targeted rental as per Business Plan. Manage Tenant Lease Lifecycle Management & Tenant Relationship Management (CRM).
Responsibilities :
- Responsible for the closing of all existing and new leasing, contractual renewals, term expiries from lead generation to onboarding of tenant.
- Strive to drive up rentals & exceed Business Plan numbers.
- Responsible to generates new leads/enquiries which can be converted in new Leasing by Business Development or Channel Partners.
- Participating in negotiations and closing of certain critical deals as and when required.
- Analyze all the commercials of leasing deals.
- Build & maintain relationships with existing tenants to ensure Tenant Retention and best service standards.
- Interacting with existing and prospective clients/corporates so as to keep them abreast with the latest developments and offerings and also making them a part of our future projects.
- Own and completely understand product & services on offer to customers.
- Present impeccable profile of high professionalism to customers.
- Developing the network of IPC/ business associates / channel partners and maintaining cordial relations with them.
- Stay abreast with market developments, map competition buildings & their tenants and competitive forces.
- Respond to all RFPs received and maintain all records pre & post RFP.
- Create and maintain all the deal summaries for the submission of LOI /ATL / LD and approvals.
- Maintain records related to billing, lease renewals, costing and master plans, Invoices, Deviation letters, understand legal notices and coordinate with concerns departments/regional leasing team etc., for existing & new clients.
- Support technical team for finalisation of the deal costing and summarisation.
- Coordinate with technical team to get RFP and ensure to complete all post RFP transactions till the deal gets closed.
- Attend to & resolve all or any conflicts which may come up during the lease lifecycle.
Qualifications:
- Post-Graduation in Management from premier B School.
- Minimum of 8 to 10 Years preferably worked with Organisation of repute Developer/IPC/Coworking etc.,
- Excellent Communication Skills.
- Deep understanding of a grade building.
- Understanding of floor plans, MEP services & designs.
- Understanding of efficiency factors.
- Deep understanding of lease documents like LOI, ATL, LD, MSA, Parking Agreements, Addendums, Novation's etc.
- Understanding of CAM calculations.
- Strong Negotiation Skills.
- Understanding of the local leasing market & market factors.
