AVP Facilities & Corporate Real Estate for a Global MNC in Noida.

Job Description :

The profile will have responsibility for the management of Corporate Real Estate and Facilities Function including critical services to ensure smooth running of business operations. This will include end to end activities of site identifications; Internal approvals, fit-out construction, Office space planning and project execution including facilities readiness and upkeep, employee transportation, Cafeteria management, Co-ordination with STPI and SEZ authorities,. This will cover a wide range of issues, from strategic contracts management to input on day-to-day operations. This position will be responsible for the overall service deliveries including the ones through Service partners & vendors supporting the services, not limited to Facilities Management issues of all internal customers / teams and arrangements. This position will also be responsible in having a close check on the operational expenditure to maintain the same within budget and also expected to explore and drive initiatives on improving efficiency, cost and overall turnaround time. This position will liaise with the business teams, procurement, finance, legal, vendors, tax, security, travel to support the overall site business operations.

Primary customer interface and Real Estate & Facilities Site Lead working in close liaison with business teams, Global Procurement, Finance, All external vendors, Global Travel, Physical security functions and the Building Landlord teams.

Ownership of managing multiple sites across India and be a one point contact for all real estate and facilities requirement for CS business.

Lead/Program Manage and support expansion projects by working in close co-ordination with Business and peer group team like IT, security, procurement teams. Lead schedule, cost and quality adherence efforts for the expansion projects.

Act as POC for design and specifications with the relevant stakeholders in order to drive solutions necessary for running operations optimally.

Ensure supervision and management of the vendors delivering the facilities, transport, new project build out, housekeeping, M&E services etc.

Ensure that the maintenance services are delivered in line with the contractual commitments and within budgets.

Influence the technical, commercial terms and conditions, operational scope and service level for annual maintenance contracts. Drive projects that shall generate savings in areas such as energy, resources consumption and cost of maintenance operations. Identify action plans and drive closure working with finance, operations and other partners.

Advise senior management and finance on future maintenance (Opex budgets at least yearly. Plan for CAPEX for both refurbishment/replacement of assets and addition of new capacity.

Review the performance of Facility management vendor from time to time and establish strong KPI for measurement of performance delivery.

Co-ordinate small and medium projects management for renovation and fit outs (refurbishment).

Working with HR, Legal and finance ensure that all sites are compliant with all regulatory and statutory requirements in the areas of security and safety.

Closely wok with Security and establish a robust audit and vigilance mechanism in order to ensure compliance to GSO policies.

Conduct quarterly audits for the facility. Document findings and drive / assist action plans for prompt closure.

Liaison with Corporate Security India in order to meet operational and strategic needs of the business.

Drive Transport efficiencies in day to day operations as well as meet strategic and cost goals for the same.

The scope of the role will not be limited to the above and may change based on the business requirements.

Desired Candidate Profile :

Graduate in any discipline preferably from recognized university having 14 - 18 years of experience and currently working in an Global MNC BPO as AVP Facilities & Realty

Preferred background work experience in administration, facilities, real estate of having worked with Large IT / ITES / BPO companies.

Excellent communication skills.

Excellent knowledge of Excel and Word and power point.

Overall experience 14+ years, of which atleast 5 years in independently managing this function

Having managed large teams of more than 20 to 30 outsourced employees + 1500 employees facilities management.
