Corporate Finance
The role position is responsible for independently leading end - end fund raising activities, maintaining relationships with lenders, preparing and monitoring of project cash flows and ensuring timely debt servicing and compliance.
Areas of Accountabilities:
Fund Raising:
- Regularly interacting with the lenders and ensuring the relevant information is provided to them.
- Work closely with the various teams to get the information required for lenders for fund raising including arranging valuation reports/Title search reports etc.
- Co-ordinate with the lenders and understanding their queries and respond accordingly.
- Independently lead debt raising initiatives end to end from initial discussions with lenders to appraisals and finally closing the loan documentation and availing disbursements.
- Lead negotiations on the key terms and securities offered by the lenders.
Business Plan Preparation:
- Prepare, develop and maintain the detailed cash flow analysis for all the existing and upcoming projects of the company.
- Coordinate/Liaison with various teams including strategy, finance, construction and sales for making assumptions or updating the Business model.
- Prepare and maintain group level/entity level cash flows.
Investor Relationship and Reporting:
- Preparing detailed sales MIS on a monthly and quarterly basis, and any other adhoc requests that may arise.
- Maintaining a healthy relationship with the existing lenders.
- Analysing budget v/s actual cost assessment, sales & collections status v/s the projections.
- Monitor the budget spending of each cost head for respective project on a regular basis.
- Ensure credit ratings are obtained in a timely manner
Payment Management:
- Communicate project objectives, timelines, and progress to stakeholders, both internal and external.
Qualification, Experience & Skills:
- CA professional with 6 to 8 years of relevant work experience in exposure on the buy/sell side of debt/equity.
- Comprehensive knowledge of real estate market trends, products, investments and deal structures.
- Proficiency in tools such as Microsoft excel, presentation or other similar applications
- Result oriented Individuals with high execution excellence; Get it Right the First-Time approach.
- Excellent Stakeholder Management & Team Management skills
- Good negotiation & influencing skills
