Function / Reports to : Executive Director - Investments

Location : Mumbai

Experience (In yrs) : 4-5+Yrs.

Specific Experience (Industry, Company, Function etc.) : Should have worked on Real Estate fund / financial institution

Gender (M/F) : No preference

Professional Qualification : CA / CFA / MBA in Finance

Technical Qualification :

- Good Excel skills and financial models

Skills :

(Critical) - Strong analytical and quantitative skills

- Practical exp. of creating financial model

- Exposure in Domestic Real Estate Sector funds / Financial institution

- Assertive

- Good organizing capabilities

- Ability to liaise and build excellent rapport within the organization as well as with external consultants

Job Responsibilities Core Responsibilities :

- Evaluate investment opportunities (land and ready industrial and warehousing assets)

- Responsible for Financial Analysis and to develop and maintain detailed financial models for real estate investments

- Working around sets of assumptions to create various financial scenarios

- Responsible for financial analysis of cash flows and report writing

- Market assessment and feasibility analysis

- Conducting Commercial and Legal Due Diligence.

- Establishing a relevant network of Brokers, Intermediaries, I banks, Channel Partners etc. to ensure excellent market intelligence.

- Strong knowledge of local developmental rules and regulations.

- Ongoing monitoring of assets.

- Working closely with the Executive Director and the sellers/JV partners to negotiate, structure and close transactions

- Assisting/coordinating the entire deal process including various due diligences, preparing IC Memos, deal documentation etc.

- Maintaining strong relationships with key internal constituents (including the legal and compliance team, leasing team, project management team and the accounts team) and key external constituents (including investment bankers, audit firms, lawyers, company management and JV partners).
