Job Description:

- The Director of Global Real Estate and Workplace Enablement (GREWE) India reports into the VP of GREWE India.

- S/He is responsible for the following: Managing regional relationship for all lines of businesses related to end to end real estate lifecycle experiences for all managed properties and lease management portfolio.

- Develop requirements and demand forecasting of headcount and support key stakeholder discussions as part of a program definition. Work with Global strategy team, GREWE Finance team, other functional teams with in GREWE and Business partners to develop strategies for the region.

- Deliver the strategic workplace known as Bluework and execute other workplace strategies to maximize utilization of the current real estate footprint.

- Ensure change management and communications for projects are coordinated and appropriately managed. Heavy interface with internal customers, functional partners, staff groups and service or third party service providers as appropriate Interact with Senior Leaders in markets.

- Management of lease action dates within an 18 month horizon via notification to GREWE and the BU or meeting with GREWE and the BU to understand the real estate action, coordination of discussions to understand the BU strategy, running comparative analyses to outline qualitative and quantitative aspects of various alternatives and supporting the decision making progress relative to determination of the optimal solution.

- Monitor lease expirations. Negotiate new lease &renewals at best possible rates within prescribed timeline. Manages all landlord, external broker and site selection relationships.

- Owns/manages lease negotiations to achieve best possible transaction outcome, leveraging external brokers (as needed) and counsel from Legal.

- Regularly compiles updates and presents market analysis to VP India for the region. Recommends opportunistic transactions outside of pipeline based on market conditions.

- Manages and oversees all lease termination obligations, for example returning premises to original conditions, and work with D&C to develop restoration per obligation.

- Document and secure leadership approval through the Real Estate Execution Document (REED). AmEx uses third party brokers to procure and negotiate sites for strategic business unit use. Manage real estate transactions for the managed and field portfolio of properties in region --Includes the leasing and transaction management activities related to new leases, renewals, contraction and early terminations, new site selection and site closures.

- Supports M&A due diligence in conjunction with GREWE Portfolio Planning for specific transaction/location impact in region; deliver all work according to deadline, including requirements outside of normal operating hour

- Play key role in the development and management of controls, audit and compliance, systems and processes that allow for optimal delivery of initiatives and priorities in region. Ensure highest level of quality and consistency .

- Offer of employment with American Express is conditioned upon the successful completion of a background verification check, subject to applicable laws and regulations.

Qualifications:

- Graduate /Post Graduate in Finance, Architecture, Engineering or Real Estate Development/Management. MBA a plus, MCR designation a plus 10+ year's operational experience with emphasis on professional services management; 5+ year's asset/portfolio management experience.

- Strong interpersonal, collaborative and analytical skills and problem solving ability. Proven leader with real estate and relationship management background oriented mindset with an - end-to-end- solutions oriented perspective

- Excellent communications and influence management skills; collaborative style

- Able to translate business requirements into project goals; finance background a plus

- Comfortable working in multi-tasking environment with ambiguity and complex organization -

- Ability to multi-task and manage competing priorities Proven track record of delivering high quality customer service and navigating complex organizations and leadership/stakeholder groups

- Ability to write reports, manuals, speeches and articles using distinctive style Excellent interpersonal, consensus building skills.

- Ability to effectively respond to sensitive issues and complex inquiries expediently
