Primary Responsibilities and Accountabilities:
- Work on and manage engagements on real estate advisory, valuation and due diligence, spread across property types
- Engagements include financial analyses, cash flow modeling, analytical model reviews, property/portfolio modeling, asset valuations, real estate appraisals and appraisal reviews, and other general real estate advisory services.
- We are involved in analysis of a variety of property types including multi-family residential, office, retail, hotel, industrial, mixed-use, infrastructure, and special-use properties.
- Specific engagement responsibilities will include financial and cash flow modeling, market information research, real estate documents analysis (including site/building plans, leases, appraisals, and mortgage underwriting/lending documents), market studies, asset valuation (PPA/fair value), and report writing
- Maintain and develop positive, productive, and professional relationships.
- Supervise, develop and mentor professionals at the Staff and Senior level
- Ability to manage a team of 2-4 professionals
- Demonstrate teamwork and responsibility with engagement team members
- Use current technology and tools to enhance the effectiveness of services provided.
Competencies / skills:
- A minimum 3-5 of years direct experience in performing valuation of Real & Intangible assets using Income Approach (Discounted Cash Flow Method & Direct Capitalization Method), Net Asset Value Method (or Cost Method) and Precedent Transaction Analysis (or Relative Valuation/ Sales Comparison/ Market Approach)
- Knowledge of developing valuation models, performing highest and best use valuation analysis for purposes of financial reporting, tax planning etc.
- Proficient at using research databases like LoopNet, REIS, RCA (real capital analytics), CoStar, CBRE, JLL, C&W, Capital IQ, One Source, Factiva, Reuters, etc.
- Analyzing financial statements, conducting market research studies and preparing reports
- Application of Free Cash Flows, Terminal value, Discount rate, WACC, Advanced MS Excel models etc.
- Knowledge of key clauses in lease (options, economic terms, terminations)
- Excellent analytical, project management, communication, interpersonal and teaming skills
- Willingness and ability to travel, when necessary (require to sign bond)
