Job title : Legal Counsel- Real Estate Location : Bangalore Qualification : LLB Experience : 5 Years Job Summary : Person is responsible for acquiring various real estate projects like offices space and other commercial space for business need, specialised in property law and municipal acts and rules for leasing and acquisition of commercial space. Essential Skills : - Competence in preliminary title search and due diligence for the commercial property project across India. - Extensive experience and strong skills in drafting and negotiating lease deed and Leave and License Agreement. - Extensive experience in analysing commercial property for business need. - Excellent ability to analyse and assess property due diligence processes, spot issues and propose/implement solutions; Ability to function autonomously yet communicate laterally and upwardly with ease - Excellent knowledge in various property laws and acts for leasing and acquisition of commercial property India. - Competence in management and co-ordination with external advocates for various opinion on acquisition of commercial properties. - Excellent written and oral communication skills - Ready and willing to take up new projects. Job Description : - Draft, review, negotiate and execute lease deed, leave and license agreement, settlement agreements and other property related documents - Assist in establishing and implementing documentation processes. Monitoring and Governance of property documents and records - Support Admin team in negotiation, execution and closing of all project within timelines and Coordinate with external agencies on legal aspects of due diligence - Support new business initiatives, project work with project teams to ensure legal evaluation and timely compliance with all conditions precedent and other contractual obligations. Prepare in-house preliminary opinions - Support execution and registration of agreements - Drafting & Issuing Notices to Lessor/Licensor on behalf of company for any non-performance and breach of Agreement. - Coordinating with the Solicitors, Advocates & Counsels of the Company for any property disputed and litigation. - Prioritize and manage work load effectively, recognizing the quick turn-around requirements - Work independently with minimal supervision and take responsibility - Prepare monthly and quarterly reports for the department for executive management meetings;
